🏡 The St. Joseph County housing market is giving buyers more options, but the good homes are still moving.

July’s numbers tell an interesting story. There are now 593 homes for sale across St. Joseph County, while homes that actually sold in July spent a median of just 9 days on the market.

That gap matters.

For buyers, more inventory means more choices and potentially more room to be thoughtful and strategic. But 37% of July sales still closed above the original asking price, so the best-priced homes can absolutely create competition.

For sellers, the market is becoming less forgiving of aspirational pricing. Buyers have choices. Homes that are priced correctly and show well are getting attention, while homes that miss the mark can sit longer.
