This actually happened to me here in Orange County.

The seller wanted to list at $1.5M. After looking at the active, pending, sold, and even expired comps, I told him the market was showing closer to $1.3M.

I knew being honest could cost me the listing, but my job isn’t to tell a seller what they want to hear just to get the business.

Overpricing usually leads to price reductions later, or worse, the home doesn’t sell at all.

I’d rather give my clients the truth upfront and build a relationship than chase a commission check.
