Today I put together a little raffle basket with a BIG purpose. 💙🧺

I’m raffling it off at a senior event I attended this morning, and every item inside was chosen with one goal in mind: helping older adults stay safe at home and prevent falls.

Non slip items, practical safety tools, and those simple little things that can make a BIG difference when it comes to slipping, tripping, or taking an unexpected trip down the stairs. 😬

Falls can lead to serious injuries and health complications, so prevention matters. The good news? Sometimes it starts with a few very simple changes around the house.

As a Realtor specializing in working with older adults, I believe they deserve more than someone who simply helps them buy or sell a house. They deserve someone who understands what it takes to live safely, independently, and comfortably at home for as long as possible. 🏡❤️

I’m happy to put together the care items, share resources, ask the sometimes uncomfortable questions, and have the honest conversations.

⚠️ Montana homeowners: Transfer on Death Deeds may not be as simple as they sound.

Transfer on Death (TOD) Deeds can be a useful estate planning tool because they allow Montana real estate to pass to beneficiaries without going through probate. But there are some important issues to understand, especially if the beneficiary plans to sell the property soon after the owner’s death.

Potential complications include:

🏡 The property may still be subject to the deceased owner’s creditor claims
📋 Title insurance companies may place exceptions on coverage
🏦 Buyers may have difficulty obtaining financing
⏳ A sale may require waiting up to a year, opening a probate, or other arrangements to address creditor claims

In other words, a TOD Deed may avoid probate, but it doesn’t necessarily eliminate the complications that can come with selling the property afterward.

If you have a TOD Deed on a Montana property, or you’ve inherited property through one and are considering selling, it’s worth talking with an experienced Montana estate planning attorney and your title company before making assumptions about how easily the property can be transferred or sold.

LET US PRAY 🙏🏼🏡

Real estate isn’t always the glitz and glam you see on TV. Sometimes it looks like vacuuming out my car in my pajamas because I’m about to drive around some out of state buyers all day.

Sometimes it looks like burying a Saint Joseph statue in the front yard of one of my listings because, well… LET US PRAY that this house sells! 🙏🏼

For the record, I borrowed my son’s shovel from his play toolkit. It came in REALLY handy. 😂

Because apparently, being a real estate agent in Montana means showing beautiful homes, negotiating contracts, answering approximately 7,000 questions, vacuuming your car in pajamas, and occasionally doing a little Saint Joseph intervention.

So, Saint Joseph, please help this home find its new owners!
