I have worked as an executive assistant to the President of Montana's largest real estate company, a licensed assistant to a top Missoula agent, and on my own as a licensed agent. I served as a state director to the Montana Association of Realtors representing Missoula for 4 years. I have also served on various committees within the realtor association.

there is definitely something to be said for first impressions and curb appeal. It happens on a regular basis that while I am out showing property and have buyers in my car, we pull up to a house that we wanted to take a look at, and just based on how the home looks from the outside they say, 'keep on going, no need to stop'. If you can't even get people inside, makes it pretty hard to sell. It can be as basic as keeping the lawn mowed, weeds pulled, leaves raked, pathways clear. Trimming bushes and trees, keeping the yard looking tidy can go a long way. If there are loose shutters or rain gutters, get a hammer or screwdriver to fix them. If you aren't able to do the work yourself, hire someone, maybe a neighbor young adult to help you out. Look at your home with eyes of a buyer and it will give you a different perception.

Wanted to let everyone know that there is a Toy Drive going on at the University and drop boxes will be located throughout Washington-Grizzly Stadium for the game on November 16th. Everything will be distributed to local organizations like Watson's Childrens Shelter, Friends for Youth, etc. They ask that you leave the toy unwrapped. Remember items like gloves, hats, socks, pencil sets, crayons and coloring books are all great items also. Even calculators!!! Be creative and lets overwhelm everyone on game day and show the spirit of the Griz and Missoula community is all about. GO GRIZZZZZ!!!!

Yesterday morning I stopped at (one) of my local coffee shops and met a guy who has just moved here from Newport Beach, CA. I let him know that I moved here from CA, and grew up in Huntington Beach. He is starting a job with the Forest Service and decided to come up here a couple months early to get familiar with the town and situated. I asked what he liked to do and where he had been so far. Of course, he's an outdoor-kinda guy but said he loves our downtown and all the activity that goes on and the nightlife, places to eat, drink and be merry. He also commented on when he's needed some help with anything, he gets 5 offers from the people who live here and how amazed he is with how friendly everyone is and willing to help out. I told him that I loved living here and have been up here for almost 13 years now and can't imagine calling anywhere else home. It is always very easy for me to show people looking to move here because I love being an ambassador for Missoula!!!

Woke up this morning to about an inch of snow and needed to do the first brush off of the car and shoveling the walkway and sidewalks. This is a good reminder that if you have your home on the market right now, it is a great idea to keep all paths clear including outside patios and decks. First appearances still count in the winter and as a seller, you need to make it as appealing and easy to access the home as possible. It will also help to keep tracking footprints, etc. into the home for you to clean up. Post a sign asking guests to remove their shoes and then provide them with an area to place their shoes. If the home is vacant, make arrangements to have a service take care of the snow if you are not able to do it yourself. Buyers want to see what the property will be like at all times of the year. At our company meeting this morning, the yearly statistics were being presented to us and the number of listings are down overall. So the question is being asked, Why are people not listing their homes? Is it consumer confidence? Are people needing to wait for a bigger rebound in pricing to come out in the black? We still have a lot of buyers out there looking and wanting to purchase before interest rates start going up, which most economists agree will change after the first of the year.

There are still quite a number of buyers out there looking for a home to purchase. Even though it may be getting chillier and dropping a few flakes of snow, it still is a great time to sell.

after mortgage interest rates staying below 4% for a couple of months, we are now seeing them start to creep back up. Currently they are at 4.375% this morning, which is still historically low. As we see the economy show signs of recovery, I believe you can count on the interest rates and prices to start going up also.

30 year conventional rates hit 3.875% last week. Foreclosure freeze across the nation. Interesting time in the real estate industry as to what we'll see next. Love to hear others thoughts... or meet for a cup of coffee.

I recently attended a seminar and the speaker said EVERYONE is purchasing a home right now. Someone asked what about renters? The speaker replied they are still purchasing a home... for someone else. Food4thought!!!

Current pricing in Missoula combined with the historically low interest rates are making this a great time for first-time homebuyers to have the opportunity to own. Remember the GREAT tax benefits available to you as a homeowner also. Makes a big difference in your return come April.
