This place is one of those rare homes that's been kept this clean all the time.

✨ The kitchen sink shines.
✨ The gas cooktop is spotless.
✨ The bathrooms are sparkling.
✨ The soaking tub looks like it just came out of the showroom.

In fact, rumor has it the soaking tub is so clean you could make chili in it. 🌶️🤣

🌿 One thing I've found myself appreciating more and more in real estate is the stories.

This week's listing appointment was a perfect example.

We spent time talking about the land, the wildflowers 🌼, the trees 🌲, and the generations of family who have loved this property. And honestly, those conversations are just as important to me as talking about price or marketing.

❤️ It's not easy letting go of a place that's been in the family for years. Sometimes generations.

I always try to listen and learn the history because I think those stories deserve to be shared with the next owners instead of getting lost somewhere between the listing and the closing table.

My little hype crew. ❤️⚾

Saturday night was ERA Lambros Night at the PaddleHeads game, and I got to spend it with these two.

Real estate is one of those careers where people see you, but there's usually a whole team behind the scenes making it possible. For me, that's my husband, my kids, and now these grandsons.

They've all learned that plans sometimes change because a client needs to see a house, a contract comes in, or a phone call can't wait. They've shared me with this business for a lot of years.

The truth is, when you work with me, you're getting a family effort. My family celebrates the wins, listens to the stories, helps when needed, and keeps me grounded when life gets busy.

And these boys? They're pretty proud that Grandma sells houses. ❤️

Grateful for family, baseball nights, my brokerage and the people who continue to trust me with one of life's biggest decisions.

But before you decide, make sure you understand what you could be giving up too. Because moving this Summer does have its advantages.

For buyers, it could give you more options in your price point. Historically, there are over 30% more fresh listings in the Summer compared to the rest of the year.

For sellers, it can mean a better sales price. Data shows, on average homes sell for 4% more in the typical Summer month compared to usual month in the Fall or Winter (when demand typically falls off).

The point isn't to rush into anything. It's just to make sure you have the full picture before deciding whether waiting is really your best move.

Yes, some states are significantly more affordable than others. This list breaks down the top 10. But that doesn’t mean you have to make a cross-country move to find better options.
Even in expensive markets, there are usually neighborhoods, towns, and communities nearby where home prices, property taxes, or overall costs are a lot more manageable.

The key is knowing where to look – and a local agent can help you find those opportunities.

People often know me as their REALTOR®, but what many don't realize is that when I'm not showing homes, negotiating contracts, or talking about the Western Montana market, you'll usually find me at The Jaded Pony.

For the last several years, I've worn two hats—broker and small business owner. Some days that means showing property in the morning and unpacking boutique inventory in the afternoon. Other days it means answering real estate calls while helping someone find the perfect outfit.

Honestly, the two aren't as different as they sound.

Both are about helping people. Both are built on relationships. Both require listening more than talking. And both allow me to be part of some pretty important moments in people's lives.

I love real estate because every property has a story.
