For my fellow stats peeps! 📊🏡

September’s real estate numbers are in, and we’re seeing some interesting trends across our local markets and Utah as a whole!

Grand County: Sales have slowed considerably, down nearly 30% year-to-date, while the median sales price is up 4.2%. With 17.5 months of inventory, buyers have plenty of options and homes are taking longer to sell.

San Juan County: A different story! Closed sales are up 25% year-to-date, with median prices climbing nearly 20%. Inventory remains high at 12.3 months, but we’re seeing stronger sales activity compared to last year.

Utah Statewide: The market is holding fairly steady. Median prices are up just 1%, sales are nearly flat year-to-date, and inventory continues to grow modestly.

The takeaway? We’re seeing a slower, more price-sensitive market, especially here in Grand County. Buyers have more negotiating power, and realistic pricing continues to be key for sellers.

It’s always interesting to see how differently our local markets perform compared to the rest of the state!
