A pylon sign is often the first impression a shopping center makes β€” most customers see it from the road well before they ever pull into the lot.

On the Gulf Coast, humidity and heavy rain create ideal conditions for mold, mildew, and general grime to build up faster than most owners expect. Over time, that buildup dulls tenant logos, darkens backgrounds, and makes a sign harder to read at a glance, right at the moment a driver is deciding whether to turn in.

This pylon sign got a full pressure washing, clearing years of weathering and buildup so every tenant listed on it reads clearly from the road again.

It's a small maintenance item compared to a roof or a parking lot, but for a multi-tenant property, sign visibility is directly tied to foot traffic. That's something every tenant on that sign benefits from.

Storefront columns take a beating from weather, wear, and the occasional bump from a shopping cart. πŸ›’

During a routine site visit, our property management team caught several columns in need of attention: one with stains building up at the base and others with cracked, deteriorating capitals where the column meets the beam above. Left alone, small cracks like that let moisture in, which accelerates the damage over time.
Both were patched and repainted, restoring a clean, uniform look across the storefront.

It's the kind of small detail tenants and their customers may never consciously notice, but left unaddressed, it would definitely draw attention!

It's hard to make a case that rusted hinges are exciting. But here's why they matter.

An enclosure that houses the parking lot light controls and an electrical meter needs to stay closed and secured β€” to protect the equipment and to prevent unauthorized access. Failing hinges compromise that. Our team spotted the deteriorating hardware while walking the property and had them replaced before the enclosure became a security or safety concern.

This is the unglamorous side of commercial property management. Not every win is dramatic, but the properties that hold and grow their value over the long term are usually the ones where someone is paying attention to the small stuff before it compounds into something that affects the asset.

The Laundry Loft has leased 5,000 SF at the center, with Chris and Laura representing the landlord in the transaction. The Laundry Loft already has a location in Spanish Fort and plans to open this Bay Minette location in September. It's always exciting to see a local company expanding.

A local investor has purchased the former CVS at 3932 Cottage Hill Road, totaling 11,865 square feet. Chris Harle, CCIM, of White-Spunner Realty represented the buyer, while John Vallas of Vallas Realty represented the seller.

The building will soon be transformed into a BarxParx location β€” an indoor, off-leash space where dogs can play and socialize while their owners connect, along with daycare, boarding, grooming and training services coming to the Mobile market. It's always exciting to see new concepts choosing to invest in our community.

Drainage problems are some of the most expensive issues an owner can ignore, and some of the easiest to miss until it's too late.

Water is supposed to move off a roof, across a parking lot, and into a drain without incident. When an outlet isn't tapered correctly, or a drain line comes loose underground, that water finds its own path instead β€” often straight through pavement and foundations. A light rain might hide the structural damage that is happening long before a heavy storm makes it visible.

That's why site visits matter as much during a downpour as on a clear day. Watching how water actually moves across a property is often the only way to catch these issues early.

On a recent site visit, our team found exactly this: a drain outlet discharging dramatically into the parking lot, and a separate outlet that was eroding the concrete underneath. Work orders are open for both, and contractors are being coordinated to correct the grading and secure the outlet before the next heavy rain.

For commercial property owners: if walk your property during a hard rain recently, it's worth asking your management team when they last did.

Grand opening day for Bryant Bank at 3680 Dauphin Street in Mobile! πŸŽ‰

Our team was proud to celebrate this milestone with a ribbon-cutting today. This project has been years in the making β€” Chris Harle represented the landlord while Marietta Urquhart worked on behalf of Bryant Bank to negotiate the original ground lease back in 2024.

Since then, the site has gone from demolition to groundbreaking to a beautiful new three-story building on Dauphin Street, and it's exciting to see it come full circle.
