Definitely a buyers market?

The inventory of homes for sale is finally rising. Buyers aren’t interested.

After years of frustration with fast-rising prices and bidding wars, buyers now have the upper hand in many parts of the country. More sellers are cutting prices or offering concessions such as paying for buyers’ closing costs.

The U.S. housing market had nearly a half million more sellers than buyers in April, the biggest such gap on record in seasonally adjusted data going back to 2013, according to an analysis by real-estate brokerage Redfin.

The new listings haven’t been enough to jolt the housing market out of its slumber.

Major housing market milestone: U.S. housing inventory topped 1 million for the first time since Winter 2019. Active listings are up 31.5% compared to last May.

📍 Compared to pre-pandemic norms:
The South (+3.6%) and West (+10.8%) are recovering.
The Midwest (-41%) and Northeast (-52.4%) are still far behind.

These patterns echo regional construction trends: the South led the nation in new housing starts in 2024, while the Northeast had the widest housing supply gap.

📈 At the metro level, all of the 50 largest markets recorded year-over-year inventory growth. Top 3 metros with the sharpest increases:
→ Washington, D.C. (+75.6%)
→ Las Vegas (+66.8%)
→ San Diego (+66.4%)
