TOP 5 TASKS FOR MAY

If you only do five routine maintenance tasks for your home during the month of May, here are the ones that we suggest that you do, which will help you catch small problems before they get worse, and keep your home a healthy place for your family.

1 - Pest Control
The month of May is a good time to address pest control issues around your home. In particular, your home should be inspected for any indications that infestations have already started, and you should also block any openings that could allow new infestations to start now that the weather is beginning to turn warmer and pest activity will be increasing.

2 -Foundation
May is also a good month to walk around the outside of your home and do an inspection of your foundation. Damage to your home’s foundation can cause your home to shift and walls to crack, and termite damage can devastate your home. So by taking just a few minutes to walk around your home, you can check to see if you have any signs of deterioration of your foundation or termite "tubes" forming. And while you are at it, you should also check that the ground slopes away from your foundation and that no soil is touching any wood on your home.

3 - Roof
With the weather turning nicer in May, it is a good time to do an inspection of your roof and roof eaves. Winter can be hard on any home, and with a set of binoculars, you can easily check to see how your roof has fared over the winter. In particular, you should check for signs of loose shingles, missing or damaged flashing, and build-ups of debris. And you should also inspect and clean under your roof eaves.

4 - Basement
If your home has a basement, at least once a year you should do a thorough inspection of it. In particular, you will want to look for: any signs of dampness, leaks or cracks; pest problems; shifting support columns; loose or missing insulation around walls, floors, or HVAC ductwork; and if you have window wells, you will want to clean these out (helpful accessory: water sensor and alarm - basement).

5 - Exhaust Fans
And finally, at least once a year you should clean the exhaust fans in your kitchen and bathrooms. In your kitchen, your exhaust fan for your stove is constantly exposed to moisture and grease, and as this builds up on and in your exhaust fan, it becomes a breeding ground for molds (helpful accessory: handheld vacuums). Similarly, the high humidity environment of your bathroom creates another mold haven for your bathroom’s exhaust fan.

If you are like most people, going up in your attic is probably as far down on your list of things to do in March as you can probably put it. But for saving energy and protecting your home, it is important that you do the proper maintenance for your attic either yourself, or bring in a professional do it for you. And March is a good time to go up there, before your attic gets too hot.

ANNUAL MAINTENANCE TASKS

Doing the necessary routine maintenance tasks for your attic is important for: 1) maintaining the energy efficiency of your home; 2) protecting your home from pests and water damage; and 3) extending the life of your roof. The following are the maintenance tasks that you should do at least once a year for your attic:

Vents and fans: You should inspect your attic vents and clean out any obstructions. And if you have an attic fan, you should clean the fan blades thoroughly, and check that they turn freely. If the fan is obstructed by leaves or bird's nests, you may have to climb on top of the roof to dislodge them. If your fan motor has oil ports, then put a few drops of machine oil in each location.

Your attic space sits between the insulation in your ceiling (the floor of the attic) and your roof. If air circulation in your attic not adequate, then your attic will be too warm in the winter and too hot in the summer. This area being too warm in the winter can lead to the formation of ice dams in snowy climates. And this area being too hot in summer means your air conditioner will have to work harder and use more energy. Further, if your attic is humid, it can lead to dangerous mold formation.

Insulation movement: Your attic insulation should be inspected to ensure that it has not shifted out of place, and no openings have been created where heat can pass through. Poorly placed insulation not only means your heating and cooling systems have to work harder (which costs you more money for energy and shortens their service lives), but also in snowy climates, heat loss to a roof can lead to the formation of ice dams on your roof, which can cause water damage inside your home. You should inspect your attic insulation at least every five years.

Leaks and pest openings: This task involves inspecting your attic for evidence of water leaks. Look for signs of water staining on the underside of the roof boards. Indications of high humidity are dark spots on wood, rotting, mildew and fungus. Look as well for any cracks or openings to the outside that can allow the entry of bats, squirrels and other pests; and look for any opening to the inside of your house where heat or cooling can escape.

Exposed wiring: Mice and other rodents can be attracted to chewing on electrical wiring, which can become a fire hazard. So it is good practice to look for any indications of damaged wiring.

Structural damage: Inspect your rafters and trusses for cracked, broken, and sagging sections. Anything that looks unusual should be brought to the attention of a trained professional.

Roof decking: Check to see if the roof decking is warped, water stained, deteriorated or discolored.

Kitchen or bath exhaust fan ducting is leaking into the attic: Ducting for these vents are often routed through attic spaces, and if the ducts come loose, you can have humid air from your bathroom etc. being vented into your attic space. This needs to be corrected immediately, as this can lead to serious problems with mold formation.

HVAC ductwork: Check to see if you have any ductwork going through your attic which may be be leaking air conditioned or heated air into your attic space.

Attic stairs: If you have pull-down stairs for your attic, then inspect that they are not coming loose.

OPERATING TIPS

The following are some operating tips you should consider concerning your attic.

Avoid going up in the winter or summer: Your attic can be very cold in winter and hot during summer. If you want to do any attic maintenance task or home improvement projects, it is best to do them in a month like March when it is neither too hot nor too cold.

Wear the right gear: Attics are not made for walking casually around, so you will want to be prepared accordingly: 1) Wear a dust mask to protect yourself from breathing dust, insulation fibers, pest droppings, etc.; 2) Wear lightweight disposable coveralls and gloves to keep insulation off of your skin and clothes; 3) Roofs typically will have nails sticking down through them into the attic, so you might want to consider wearing a hard hat in your attic to protect your head; and 4) If you need to crawl around to inspect your attic, then you might want wear knee pads (see types, costs, and reviews of: dust masks; disposable coveralls; gloves; hard hats; knee pads).

Plan before you enter your attic: Gather all your tools and supplies before you start, to minimize trips in and out of the attic.

Make sure it is well-lit: You will want to bring a strong flashlight or drop-light to be sure you can adequately see what you are doing in your attic (see types, costs, and reviews of flashlights and drop lights).

HOME IMPROVEMENT PROJECTS

Here are some home improvement projects for your attic, which can help you save energy, etc:

Adding insulation: With the exception of newer home construction, almost every home can benefit from adding attic insulation. Additional insulation can help reduce both your heating and cooling bills, and can help make your home feel more comfortable by helping to reduce temperature gradients.

Installing a solar powered fan: The attic can get very hot and humid in the summertime. Solar-powered attic fans are a new innovation, which use the power of the sun to drive a fan which ventilates your attic space.

Adding an insulated cover for your attic access panel: Most attic access points have little or no insulation to prevent heat loss. In addition to reducing heat losses, adding an “attic tent” over you attic access panel can also reduce the movement of dust and allergens from the attic.

Install a drop down attic ladder: If you use areas of your attic for storage, then you may want to consider adding a drop-down attic ladder.

Top 5 Tasks for February

If you only do five maintenance tasks for your home during the month of February, here are the ones that we suggest that you do, that will help you save energy, reduce the risk of unscheduled repairs, and will help extend the useful lives of several major household appliances.

Washing Machine Inspection

Your washing machine works hard for you. It shakes, it spins, and it sometimes operates using very hot water. So it's not surprising that connections for your water hoses can become loose and begin to leak, and the hoses themselves can become damaged and worn out, and then burst. And when your washer’s connections or hoses begin to leak, you can find yourself faced with flooding in your home. Plus if your washing machine is located on the second floor, this flooding can cause thousands of dollars in damage to your home. So during the month of February, we suggest you take a minute to inspect the hoses and connections around your washing machine (helpful accessory: steel braided washing machine hoses).

Garbage Disposal Care

If you have a garbage disposal in your home, there are a couple of things that you can do to keep it running smoothly, odor-free, and safely. The first is that from time to time you can grind up ice cubes in your disposal. As odd as it sounds, by grinding up ice in your garbage disposal it both sharpens the blades and it removes built-up gunk that can lead to foul-smelling odors. The other thing that's important to do routinely is to inspect the rubber splash guard, to be sure it is completely intact and will prevent any food from flying out while the unit is operating.

Rotating Your Mattresses

The next recommended top task for February is to rotate or flip your mattresses. Routinely rotating and flipping your mattresses will help them to last longer and feel more comfortable. So every three months you should either rotate or flip your mattress: the first time, rotate it from head to toe, and the next time flip it over from side to side. This is typically a two-person job, but it can add years to the life and comfort of your mattresses.

Caring for Your Water Heater

Your water heater is very expensive to replace, and for most homes, it consumes about 14% of the total energy used in your home. As such, it is important to do routine maintenance to help your water heater last longer and to maintain its operating energy efficiency. One of the most important things you can do routinely for your water heater is to routinely “backflush" your water heater.

Ways to Reduce Energy Costs This Winter

Even though the winter is half over, there are still some things you can do to reduce your energy costs that either don't cost any money at all to do, such as: adding weather stripping or even painters tape around a drafty window, laying a "draft snake" at the base of an exterior door, adding a blanket to your water heater, adding a programmable thermostat or turning it down a degree or two.

TOP 5 TASKS FOR JUNE

If you only do five home care tasks in June, here are the ones that we recommend you do, that will help keep your home safe, looking nice, and things operating properly.

- Security System
If you have a home security system, then in June (before the summer vacation season) we recommend that you do some basic routine maintenance for your home security system. First, you should contact your security monitoring company and confirm with them that they have the correct contact information for you and the correct password. You should also check the expiration date on your system's backup battery, and perform tests to confirm the proper performance of your system. And lastly, you should confirm that all family members know how to properly use all of the features of your security system.

- Late Spring Lawn Care
Early in June is a good time to apply late spring fertilizer and w**d control (helpful accessories: plant fertilizers; grass and w**d controllers; w**d trimmers).

- Personal Computer Maintenance
June is also a good month to remind yourself to perform the necessary monthly routine maintenance for your home computers. Items that should be done on a monthly basis include: backing up your hard drive; updating your virus protection; defragmenting your hard drive; and testing your surge control devices (helpful accessories: external hard drives; anti-virus programs).

- Dishwasher Maintenance
Every couple of months it is important to treat your dishwasher for scale build-up. If you are not doing this routinely, then at least once a year you should still check your dishwasher for scale build-up, and treat it accordingly (helpful accessory: dishwasher cleaners).

- Fireplace Maintenance
And finally, if you have a traditional wood-burning fireplace, June is a great month to have your chimney cleaned and inspected (helpful accessory: creosote removers). The reason to do this at the beginning of the summer is because if any significant problems are found, then you will have plenty of time to get bids and get the work completed before you start to need your fireplace again in the fall.
