Rates have moved 0.65 points all year. That’s it.

Look at the line. January opened at 6.16%. We bottomed at 6.09% in February, spiked to 6.57% by April when oil markets jumped, and we’re sitting at 6.74% today.

Feels dramatic but it isn’t 😆

On a $250,000 loan, the entire 2026 swing — best day to worst day — is about $106 a month. That’s the whole story of seven and a half months of headlines, Fed meetings, and “should I wait?” conversations.

Meanwhile, here’s what I watched happen: buyers who paused in February to wait for 5.99% are now looking at 6.74%. They didn’t save money. They lost seven months of equity, seven months of paying down principal, and in a lot of cases the house they actually wanted.

Here’s the part people miss….your rate is the one term you can swap later. The price you pay is permanent. The house you get is permanent. The rate is a contract you can rewrite if the market gives you a reason to. 💡🌈That’s not a promise rates will drop. Nobody knows. But it reframes the decision: you’re not locked into a number for 30 years. You’re buying a house at today’s price with today’s inventory and today’s negotiating leverage.

Trying to time the market costs more than the market moves.

July, by the numbers: 1 seller handed over the keys. 2 buyers got theirs. 🔑

Three clients, three completely different goals. A seller ready for the next chapter, a buyer stepping into a new home, an investor adding to the portfolio. Different math, different motivations, same finish line.

That’s the whole job. Not pushing anyone. Just making the picture clear enough that the next step feels obvious.
