Real estate isn't always a straight path, but finding solutions is where the magic happens! 🏡✨ Here is how a recent challenge turned into a successful purchase opportunity for one of my new first-time homebuyer clients…

I had a couple reach out and they wanted to start their home search and make a switch from several years of renting. After we met for a buyer consultation they decided to submit a pre-approval application with me and Supreme Lending. Before they took this step they came into their search with a $150,000 purchase price in their minds. One of the applicants didn’t have any credit established we found out during the pre-approval examination process and because of this we couldn’t get their application through the first time. We all worked together to gather 12 months worth of account statements on two trade lines for the one applicant without credit (DTE and Comcast Internet account statements) to then get the pre-approval decisioned as approved! It took some extra work. As an added bonus they learned that they had more than enough income to comfortably afford a home that was at a higher price point! In the $200,000 range to be precise. Which means the features of the homes they were going to be looking at were going to check off more boxes for them. They are under contract now to purchase their first home with an FHA loan for most of what they wanted and under $200,000! Great outcome and happy buyers in making! 😊 🏡
