Quick market check as we head into the holidays.

I’m honestly pretty excited about what I’m seeing going into the New Year. Over the last couple weeks, it feels like things are starting to turn a bit, and the numbers are backing that up.

Nationwide, mortgage purchase applications are up over 7% week over week. That’s a big deal because buyers usually show up in applications before they show up in closings. People don’t apply unless they’re serious, so that’s a good early signal.

Locally, even with Christmas right around the corner, there’s still movement:
34 homes pending
27 homes sold
19 new listings
20 price reductions

What that tells me is this: homes are selling, but pricing and strategy matter more than ever. The ones that are positioned right are still moving, even in December.

This is usually how momentum starts. Quiet at first, then confidence builds, then things speed up.
