You're under contract, and now your lender says it's time for the appraisal. 😬

For a lot of buyers and sellers, this step happens behind the scenes and can feel a little mysterious. Who picks the appraiser? What are they actually looking at? And what happens if the number comes back lower than the purchase price?

Here's the quick version. Your lender chooses the appraiser, not you, the seller, or either agent. And a low appraisal doesn't automatically mean the deal is off. You have options, and the right one depends on your contract and your financing.

Is it a good time to buy a house before the end of the year? Honest answer: it depends more on you than on the calendar.

Here's what's working in buyers' favor in Montgomery County right now. As of August, there were more homes on the market than a year ago, median listing prices were down about 2.5%, and homes were selling for around 2% below asking on average. Fewer people shop over the holidays, and sellers who stay listed through November and December often have a real reason to want a deal done.

There are tradeoffs too. Mortgage rates are still in the 6% range, fewer new listings hit the market in winter, and closing around Thanksgiving and Christmas takes some planning.

Sometimes, timing has a way of making the decision for you. 🤍

Selling our home wasn’t completely on our radar. But if there’s one thing I know about real estate, it’s that things can unfold very quickly when the right pieces start falling into place.

One conversation leads to another. An opportunity presents itself. The timing suddenly makes sense. And before you know it, a “maybe someday” becomes UNDER CONTRACT in just 10 days.

That’s the beauty of real estate. Sometimes you have a plan and sometimes the plan finds you.
