🚨 Texas Disaster Declaration Update & What It Means for Real Estate Closings 🚨
Texas has now issued a disaster declaration for 101 counties, and with continued heavy rain and flooding expected through Thursday, this can have a direct impact on pending real estate transactions.
One of the first things we do when a disaster declaration is issued is immediately communicate with lenders to determine whether any additional conditions will be required before funding can occur.
In many cases, lenders and investors may require:
✔️ A disaster inspection
✔️ An appraisal re-inspection
✔️ Updated property photos
✔️ Verification that the home has not sustained any damage
These additional requirements can delay closings and funding—even when buyers and sellers are otherwise ready to close.
The good news? Some investors may allow the appraisal re-inspection requirement to be waived if a loan officer or qualified branch representative personally visits the property, documents the condition with photographs, and signs a certification confirming no damage is present.
If you’re currently under contract, don’t panic. This is simply one of many situations where having an experienced Realtor coordinating with lenders, title companies, appraisers, and all parties involved becomes critical.
