Similar house on Valley Road sold late last year for $860,000 when it was listed at $750,000 with a $30,000 credit because that needed a new septic. That home has 250 square foot less but .25 acre more, so we absolutely priced this fairly.

Brand new listing at 28 Ryan Lane in Lincoln Park (not in flood zone). 2 bedrooms. 2.5 baths. If I listed all the upgrades the owners did, it would rival a CVS receipt! So here are a few. Brand new kitchen. new carpet, new floors, new vanities. upgraded the primary on-suite bathroom and more. Listed at $575,000. Open Houses 2/21 and 2/22 Saturday and Sunday both 12-2.

Hey JoHo. What's the Morris County Market look like over the last 6 months? I'm glad you asked!
Everyone is loving Chester Boro right now! That's going for 118% Sale Price versus List Price and Chatham Boro is going 112% SP versus LP. Which means that homes are obviously selling above list price. Then we get to days on market. Florham Park and East Hanover averaging a Days on Market of just 19 days. That has actually gone down! It was closer to 25 DOM not long ago in Hanover Twp.
Blah blah blah. English, JoHo! Ok, fair enough. Here it is. Buyers in Morris County, if you like it. Don't hesitate. That 48 hour talking period you think you need. By the time you're ready, the seller has 5 offers in hand already, expecting 5 more, at least, and they probably already have a contender they're leaning towards.
Sellers, this in absolutely no way shape or form means that you can just sit back, do nothing to improve the home and get away with it. The little things still matter. A few gallons of paint, some new hardware on the cabinets, an upgrade to the faucets in the bathrooms and kitchen are still the least you can do. Don't even get me started on landscaping/curb appeal. Remember, we are in the digital age and 99% of home searches begin on the internet. The cell phone photos that were taken by the discount agent you hired, are a laughing stock to the rest of us, and quite frankly, annoying and frustrating and don't bring the kind of attention you want.
