I was born and raised here in Jersey; Clifton to be exact. Only spent my high school years away from home, and make no mistake... Jersey IS home for me. I vividly remember some famous guy from our great state saying, 'Who says you can't go home?'

ng and finally being the co-host of the WDHA Morning Jolt. I've produced talk shows, sports broadcasts and even got to produce radio shows from Mexico and Jamaica. By now you're probably saying, well that's great John but what makes you so different than any other real estate agent? Valid question and I can tell you that it's because of my knowledge but that's only partially true. As a buyer or seller, you have so much more access to information than ever before. What makes me so different than any other real estate agent, you ask? Simply put, I'm your guide on the biggest investment journey of your life. It may be an investment property or your forever home. Hey JoHo. What's the Morris County Market look like over the last 6 months? I'm glad you asked!
Everyone is loving Chester Boro right now! That's going for 118% Sale Price versus List Price and Chatham Boro is going 112% SP versus LP. Which means that homes are obviously selling above list price. Then we get to days on market. Florham Park and East Hanover averaging a Days on Market of just 19 days. That has actually gone down! It was closer to 25 DOM not long ago in Hanover Twp.
Blah blah blah. English, JoHo! Ok, fair enough. Here it is. Buyers in Morris County, if you like it. Don't hesitate. That 48 hour talking period you think you need. By the time you're ready, the seller has 5 offers in hand already, expecting 5 more, at least, and they probably already have a contender they're leaning towards.
Sellers, this in absolutely no way shape or form means that you can just sit back, do nothing to improve the home and get away with it. The little things still matter. A few gallons of paint, some new hardware on the cabinets, an upgrade to the faucets in the bathrooms and kitchen are still the least you can do. Don't even get me started on landscaping/curb appeal. Remember, we are in the digital age and 99% of home searches begin on the internet. The cell phone photos that were taken by the discount agent you hired, are a laughing stock to the rest of us, and quite frankly, annoying and frustrating and don't bring the kind of attention you want.

Hey JoHo! What's going on in the Morris and Passaic County's real estate market!? I'm soooo glad you asked!

Everyone is loving Morris County right now—3-4 bed homes are flying off the market, over asking, especially in towns like Chatham and Florham Park. But if you're shopping luxury (talkin’ $1.5M+), you've actually got a bit of leverage—those are sitting longer and seeing price cuts.

In Passaic County there's low inventory and solid demand which of course means prices are staying up. In my home town of Clifton and Wayne are seeing a lot of activity, especially in the 2–3 bed range. The higher-end stuff? It’s slowing down a bit—buyers are being way more price-conscious.

If you’ve got people heading to North Jersey, send ‘em my way, I'll explain the Jersey Lifestyle (the best I can. lol).
