**Market Snapshot: October 11–17, 2026**

Last week's numbers point to a steady but increasingly selective fall market.

Compared to the same period last year, there were fewer active listings across Lake and Marion Counties, yet closed sales remained close to last year's pace. Lake and Sumter also recorded more pending contracts year over year, showing that buyers are still making moves. Marion continued to see a slower pace of pending activity, reminding us that conditions can vary significantly across our three local markets.

For sellers, buyers are still out there, but they are being selective. Pricing, condition, and marketing can make a real difference in getting a home noticed. For buyers, fewer available homes in parts of the region mean being prepared when the right property becomes available.
