Most agents I speak with are growing their business almost entirely through referrals.

And referrals are powerful. They’re a sign you’re doing great work and people trust you enough to recommend you.

But referrals alone can make growth slow and unpredictable.

One of the biggest missed opportunities I see is how listings are used.
A listing isn’t just a transaction we’re trying to get to the closing table. It’s also a moment where the neighborhood is paying attention. Neighbors are curious. Buyers are watching. Other potential sellers are quietly evaluating who they might call when it’s their turn.

In other words, a listing can become a catalyst for more business if you approach it strategically.

Sometimes the difference isn’t more marketing or more effort. It’s simply having a better plan around the listing you already have.

A savvy agent reached out to us this week to ask for assistance linking a "property owner" to a vacant lot he wanted to list for sale.

Not only did he have the correct name and mailing address, but he also provided ID.

This is not the first time we have seen a fraudulent driver's license associated with this kind of activity. We advised the agent to try to contact the known owner of record by an independently verified source, like sending a certified letter to their mailing address.

First she asked him to have the listing agreement notarized, which is when he started acting "off." She was able to reach the actual property owner by using an independently verified phone number. and sure enough - they were not selling the property. They were so thankful to be advised this was happening and the agent was so relieved to have disqualified the seller this early in the process.
