The #1 mistake I see people make when moving here is choosing a neighborhood based on the map.

“3 miles away” sounds close… until you realize Charleston is a water city.
We don’t drive in straight lines. We drive around rivers, over bridges, through two-lane roads, and behind school drop-off lines that somehow appear out of nowhere.

A commute that looks like 12 minutes on Google can easily become 35–45 minutes in real life.
I’ve had buyers love a house online and then after one morning drive say, “I would never do this every day.”

And it’s not just work commute either:
🌴 grocery stores
🌴 gyms
🌴 kids activities
🌴 getting on and off the islands in summer
🌴 bridge traffic when there’s an accident (and there usually is)

In Charleston, lifestyle > mileage.
Two homes the same distance apart can live completely differently day to day.

Front porches, sidewalks, green spaces, and even local businesses right inside the community so you can walk, meet neighbors, and not feel like you live in a typical subdivision.

Realtors… this might be the easiest marketing idea you do all year!

We’re making St. Paddy’s themed scratch-off mailers for March and they’re actually super simple. It turns a normal postcard into something people interact with instead of immediately tossing.

I’m using these as pop-bys and sphere mailers, and you only need:
🍀dish soap
🍀acrylic paint
🍀clear tape
🍀a paint brush

That’s it. Mix, paint over the prize area, let it dry, done.

Tried one of the newest restaurants in Downtown Charleston and it did NOT disappoint 🍣

Japanese + Filipino inspired menu, fun atmosphere, and honestly just a really good night out. Charleston’s food scene keeps getting better and this is definitely one to add to your list if you live here or you’re visiting the Lowcountry.

My favorite? The crab mango curry onigiri… I’m still thinking about it 🤤

If you’re moving to Charleston or just exploring downtown, this is a great spot to check out after a day around King Street.

That “price drop” you saw on Zillow? 👀 It might not be real.

Here’s what Zillow can’t tell you:

🏠 condition of the home
🔧 upgrades or needed repairs
💰 seller credits or concessions
📊 what buyers are actually negotiating right now
⏰ delayed or incorrect listing data

So buyers either panic and think they’re priced out or think they found a deal when they didn’t.

Before you write off buying (or message the listing agent directly), talk to someone who can see the real numbers and actually represent you. If you don’t have a Realtor yet and just want clarity, message me!!
