It doesn't know about the new HVAC you installed last spring. It hasn't seen the quartz countertops, the renovated primary bath, or how quiet your street gets at 6pm. It doesn't know you're on a cul-de-sac, that the school district boundaries shifted in your favor, or that every home on your block has sold in under a week for the past year.

Algorithms calculate data. I calculate value. Those are two very different things.

Price isn't the only thing sellers care about.

The winning offer has clean terms, strong financing, flexibility on the close date, and zero drama. The seller feels confident the deal will actually close, and that sometimes matters more than an extra $5,000 from a buyer who looks risky on paper.

Knowing how to structure an offer is a skill. The right agent knows what sellers actually care about in your specific market, and builds the offer around that, not just the number.

Maybe you need to up the earnest money deposit, reduce the time spent on inspections, accept the property as is, offer a quick closing, or simply share with the sellers that THIS property your dreams 🤩

What a sweet sale this was!! My clients persevered for 4 MONTHS to purchase this foreclosure (dealing with HUD is no joke y'all 🥵), AND were able to secure an FHA 203k loan to have the funds to remodel immediately 🤩 We worked through appraisal issues, utility connections, inspections, meetings with contractors, AND constant extensions with HUD to get it done - and now they are on the way HOME 🏡💪🥳
