🍁 Who else feels a little ripped off by our summer?! Less than 3 months of warmth is NOT okay. 😂 I still have things I want to do that require me to not be freezing! 🥶

But since fall is apparently coming whether I’m ready or not…

🏡 FALL HOME CARE TIP: Time to tackle those closets!

Pack away the summer clothes and break out the puffy vests, flannels, and tall boots because it’s about to officially be Han Solo season. 🍁🤣

Here’s a little trick for decluttering: If you have clothes you’re not sure you’ll wear but aren’t quite ready to get rid of, turn the hanger around backward. If you haven’t worn it in 6 weeks, it might be time for it to go! Donate it, sell it, and make some room.

Bonus fall cleanup: While you’re at it, reset your entryway or mudroom. Clear out the summer shoes and random stuff that’s accumulated, make room for boots and coats, and give everything a good wipe-down before the rainy season really kicks in. ☔️🥾

I remember I was laying in bed getting ready to get up and start the day when over the radio I hear the words “we’ve just got news that a plane has hit one of the twin towers” I sat up so quick I got light headed, then I ran downstairs and told my mom while grabbing the TV remote to turn on the news and sure enough the same words “a plane has hit one of the twin towers” the feelings and thoughts that were running through my mind at 17 are indescribable. I remember watching the news all morning as everything else unfolded and the uncertainty rose in my gut about what would happen next. Later that afternoon my friend and I drove over to my sisters in Oak Harbor and saw the pile up of our troops trying to report for duty on the bases, ready to give their lives to protect our country at all costs, again the feelings that rushed through my body to see all these people willing to give their lives in the face of uncertainty was astounding to say the least. As I laid my head down to go to sleep that night I couldn’t help but think of all the people who did not have that luxury, all the people searching for the missing victims, all the people trapped and praying for their lives, all the people not knowing where their family was, all the people saying goodbye to their loved one who was going out to protect them and everyone else in our countries families without a second thought, and all the people making that sacrifice, and I cried, and I spoke out loud to God or Buddha or Odin or Zeus or whatever good energy that was out there and asked them to protect those who are protecting us, heal those who were hurt in any way by this, and guide the souls of the ones we lost to their destination without hesitation. On 9/12 the love that this country showed for each other, family or not, was the most amazing sight and I do believe that’s how we survived this tragedy, we banded together no matter race, gender, age, occupation, nothing was dividing us and that’s the American I will always remember and hope can return without having something like this happen again.

According to Homes.com, the average home sale price in Granite Falls is currently $561,879—down about 10% compared with the previous 12 months.

But here’s the number that really caught my attention:

⏱️ 33 DAYS.

That’s the reported average time on market for homes in Granite Falls—compared with about 55 days nationally. 😳

So what does that mean for you?

SELLERS: Buyers are still buying, but this is not a market where I’d recommend simply putting a sign in the yard and hoping for the best. The homes positioned correctly from the beginning have the advantage.

My strategy focuses on the 3 things we can control:
💰 PRICE — Positioning your home correctly against the competition
✨ PRESENTATION — Making buyers stop scrolling and want to see it

🏡🌲 This closing will always have a special place in my heart—because this time, the clients were my own family. ❤️

We’re avid campers, but after realizing our usual dispersed camping spots just weren’t what they once were, I came home from a trip, jumped on the NWMLS, and started searching.

That’s when I found two neighboring properties with two different sellers—and together, they were everything we didn’t even realize we were looking for.

🌲 Wooded acreage
🏡 A little cabin
🌊 A beautiful creek
🔥 Plenty of space to camp and gather
📍 And a location we absolutely loved

We drove up to see them and immediately knew.

Within hours, I had offers submitted on both. We were under contract on one in less than 20 minutes and the other within 24 hours—and through negotiations, we were able to purchase the properties for a combined $30,000 under asking! 🙌

We had a small title/ownership issue come up along the way, but with some due diligence, we got everything corrected and made it smoothly to closing.

But as amazing as the deal was, this one means so much more than what we paid.

We didn’t just buy land. We bought a place for campfires and weekends away. A creek for the kids and grandkids to explore. A cabin to make our own. A place where our family can make memories for years to come.

We bought the beginning of a family legacy. ❤️🌲

And getting to use what I do as a Realtor to make this dream happen for my own family made this closing that much sweeter.

Real estate dreams don’t always look like a traditional house. Sometimes they’re acreage, a cabin in the woods, recreational property, or simply a little piece of the world to call your own.

🏡 Some closings just hit a little differently. ❤️🔑

This was one of those transactions that reminded me exactly why I love what I do.

When my buyer first called the lender, he truly didn’t think buying a home in today’s market would be possible on his income alone. But with an amazing lender working on the financing side, and a whole lot of strategy, persistence, and teamwork, we found a way forward.

And then things got interesting…

We were already under contract on a home. It was a home my buyer could “make work.” He could settle, make some compromises, and be okay with it.

Then another home hit the market.

It had the bedroom count he wanted. The square footage. The yard. A shop for his toys. A great neighborhood. It checked the boxes he had been hoping for from the beginning. And the price point $40K less 😳

And I couldn’t, in good conscience, NOT tell him about it.

So I called him and said, “I found something I think you need to see.”

Within an hour, we were walking through the house.

About two hours later, we had an offer submitted.

And just a few hours after that, we had mutual acceptance—with the sellers telling us they had “the perfect offer in front of them.”

That’s what I mean when I tell my clients that my job isn’t simply to find you a house. It’s to listen to what you actually want, protect your interests, recognize an opportunity when it appears, and be ready to move when the right one comes along.

The best part of this entire transaction wasn’t getting the offer accepted, though.

It was handing him the keys. 🔑

Seeing the pure joy on his face when it became official—he was a homeowner—was something I’ll remember for a long time.

Thank you for trusting me with such an important chapter of your life. It was an absolute privilege to help make something you weren’t sure was possible become a reality. ❤️

Personally, I’m calling it a tie between mashed potatoes and vodka… because apparently I appreciate potatoes in all stages of their journey. 😂

Well this may be the hardest decision ever 🥴

I mean Gizmo is so cute, and Howard is full of spontaneity, Falkor can fly and ET is just chill, Ludo is pretty cuddly but Harry, Harry is the king of hide and seek, and is the cute, cuddly, rip your heart out if you mess with my family kinda guy and thats my vibe so I’d have to go with Harry, hands down.

🏡 BUYERS: The July market numbers are in—and there may be more opportunity out there than you think.

If you’ve been sitting on the sidelines waiting for the housing market to change, this is worth paying attention to. According to the latest NWMLS July 2026 data:

🔑 More homes to choose from: Active inventory increased 19.8% compared to last year, with 24,888 homes on the market.

📍 Snohomish County inventory jumped 34.7% year over year—one of the largest increases in the entire NWMLS service area.

💰 Prices softened slightly: The overall median sales price decreased 1.5% year over year to $640,000. Snohomish County’s median was $719,000.

📉 Buyer competition has cooled: Pending sales were down 7.2% and closed sales were down 3.2% compared with last July.

💵 Don’t assume you need a huge down payment: An impressive 74.1% of listings in the NWMLS database qualified for down payment assistance programs. Whether you personally qualify depends on the property, loan program, income and other requirements—but it’s absolutely worth asking.

What does all of this mean for buyers?

More inventory + slower sales can create opportunities. You may have more homes to choose from, more time to evaluate your options, and potentially more negotiating leverage on price, closing costs, repairs or other terms depending on the property.

Yes, interest rates still matter—but the interest rate is only ONE part of your home-buying strategy.

If you’ve been wondering whether you can afford to buy, don’t count yourself out before you know your options.
