Madison has been overlooked for years. That's changing right now.
Here's what's happening:

🏗️ RiverGate Mall closed in February 2026 after 54 years. A $450 million mixed-use district is replacing it: homes, dining, retail, a hotel, and green space. Demolition is already underway.

🏘️ Down Gallatin Pike, Madison Station is a separate $631 million development with up to 1,767 residential units coming in phases.

That's over $1 billion in active construction on the north side of Nashville.

The price gap between Madison and East Nashville still exists today. It won't forever.

Simon Property Group just held a public open house for Sagefield, their proposed Nashville Premium Outlets coming to 1733 Lewisburg Pike. These are the same people behind Opry Mills and The Mall at Green Hills.

🏨 A hotel and spa on site
🌳 Walking trails, a pond, and green space throughout

🏫 Approximately $7 million per year flowing to Williamson County schools

Construction starts late 2026. Target opening is 2028.

Thompson's Station has been one of Williamson County's quieter, more affordable areas. That's starting to change. When Simon enters a market, they've already done the math on population growth and household income. That math tends to follow home values.
