You’ve probably seen headlines saying buyers could be approaching a sweet spot in the housing market.
And there is some logic behind them.
Fall can bring:
🏡 More homes to choose from
👥 Less buyer competition
🏷️ More price adjustments
🤝 Potentially more motivated sellers
💰 More opportunity to negotiate price and terms
But here’s the part a national headline can’t tell you:
The “best week to buy” isn’t necessarily YOUR best week to buy.
Mortgage rates have moved back up, with the national average 30-year fixed reaching 6.95% on September 17. So while less competition may give a buyer more negotiating room, the monthly payment still has to make sense.
And here on the Grand Strand, every property tells its own story.
A home that’s been sitting may have opportunity.
A well-priced home in a desirable neighborhood may still attract competition.
A seller may hold firm on price—but be willing to help with closing costs or other terms.
