Rising inventory is changing how sellers in South Carolina approach their pricing strategy. 🏡

As more homes hit the market and buyers have extra options to consider, it’s clear the days of rapid price jumps and bidding wars have cooled. Sellers are still finding interested buyers, but competition from similar homes, and even new construction, means standing out is key. Well-prepared and realistically priced homes continue to move, while waiting on the sidelines in hopes of a dramatic market shift may just mean even more competition down the line.

Most experts now suggest that homeowners focus less on trying to “time” the perfect market and more on aligning their move with personal and financial priorities. In a market moving toward balance, taking the time to prepare your home and price it in line with local conditions can make a bigger difference than holding out for a major upswing. 🔑

When my clients say things like, "This was supposed to be the forever home, but we're too far from the grandbabies, so we're moving back," I get real serious about the assignment.

But before I could talk about moving trucks and packing boxes, I had to have the conversation.

You know the one.

The one where I get hired to tell the truth, not just the pretty parts.

I talked with them about the average days on market in their community. I talked with them about the inventory of townhomes and condos along the Grand Strand. I talked with them about pricing strategy.

And then I dropped the truth bomb:

The average market time was over 6 months.

Nothing says "good morning" quite like your Realtor casually removing all the wind from your sails with actual data.

But here's the thing...

That's exactly why they hired me.

Not because I promised the highest price.
Not because I told them what they wanted to hear.
Not because I sprinkled fairy dust on the market stats and hoped for the best.

They hired me because I was honest about the price, honest about the timeline, and honest about what it was going to take to get the job done.

Open houses? Check.
Social media marketing? Check.
Strategic pricing? Check.
A Realtor willing to have the uncomfortable conversations? Also check.

And today?

Today they close on their new home.

Because sometimes my job isn't proving the market wrong. It's creating a plan, adjusting when needed, and helping my clients get where they want to be.

And for these sellers, being closer to those grandbabies was all that mattered.

This one makes me extra happy because from day one, I knew the goal wasn't just to sell a house. The goal was to get them home.

Listing now can help avoid the risk of more competition from other homes or new builds later, while buyers become more selective and value-conscious.
