📉 Your initial payment is losing its value while it sits in your bank account, and property prices remain high, as this is how inflation operates.

This week, I had the chance to show two different buyers the same two houses. Due to the extremely limited housing inventory in the market, I sometimes end up showing the same property multiple times.

Both of these houses require significant renovations, including some structural work.

However, my current buyers are not interested, but surprisingly, there are other potential buyers lining up to make offers on these properties.

In this challenging market, you must consider all aspects, both positive and negative.

For first-time buyers, it's crucial to view your initial home as an investment. Features that were once considered "nice to have" or "must-have" should now be evaluated in terms of how this home can fulfill your needs in the coming years.

🔨 How can you maximize the equity you'll gain from it?

🔨 What is the potential resale value?

🔨 How can you use your skills, time, and available funds to unlock its full potential?

🔨 Is it possible to sell when the market is up and safely move elsewhere?

According to the Summer 2023 edition of www.magazine.realtor, properties only remained on the market for a median of 1️⃣8️⃣ days in May. WOW! 😲🤯🤩

But, more impressively, 7️⃣4️⃣% of homes sold in May were only on the market for a short time… less than a month❗️⏱️

Don’t be afraid to list that property & for sure, don’t sit around on a property you found & fell in 🩵 with, it probably wont be there for long! 🤦🏼‍♂️🙍🏽‍♀️
