🏡 🔑 It’s official! 7 Dooley Court is ours!

Thanks to a $2.23 million investment from the Town of Nantucket’s Affordable Housing Trust, we’re turning this property into three permanently deed-restricted homes for Nantucket’s year-round community.

In the coming months, we’ll renovate the existing home and add two new covenant homes:

🔹 One renovated 4-bed, 4.5-bath home (~2,220 sq ft) for a local household earning up to 250% AMI

🔹 Two new 2-bed, 2.5-bath homes (~1,230 sq ft each) for local households earning up to 150% AMI

This project started with the property’s owners. Before listing, they reached out to ask whether their home could help meet the island’s year-round housing needs.

Support from our donors also plays an important role in making projects like this possible. That generosity, plus the grant from the Affordable Housing Trust, turned one property sale into three homes that stay attainable forever. 💙

The two new homes will be built with Nantucket-based @[Dreamline handle]. Renovation and foundation work will begin later this year.

All three homes will be sold by lottery, with permanent deed restrictions requiring year-round owner occupancy. Prices and lottery details are coming soon.

Three new homes. Two construction sites. While the foundation takes shape at 75 Old South Road, the modular boxes that will become three one-bedroom rental homes are being built inside a factory in Pennsylvania.

Why modular? Building on Nantucket brings unique challenges, from transporting materials to working through winter weather. Modular construction offers some advantages, but it comes with tradeoffs, too.

In our latest blog, Director of Real Estate Development Dave Armanetti takes us Behind the Shingles to explain the differences between modular and traditional stick-built construction and why modular made sense for this project.

🛠️ 👀 Have a look behind the build!
Fabrication is officially underway on three new one-bedroom rental homes for 75 Old South Road, and we’re getting a behind-the-scenes look at the process.

The modules are being built by Nantucket-based Dreamline Modular Homes at a factory in Liverpool, Pennsylvania. Building indoors in a controlled environment allows multiple stages of construction to move efficiently, without weather delays, while reducing the time and cost of building on-island.

Over the next several weeks, we’ll follow along as these homes take shape on the factory floor before being delivered by barge to Nantucket!

We officially broke ground at 75 Old South Road!

This milestone marks the final chapter of a project that began nearly 16 years ago, when Housing Nantucket was selected through a Town RFP to transform this underutilized property into affordable rental housing and a home for our organization.

Since then, the site has evolved through relocated and repurposed island homes, new construction, and creative use of zoning opportunities to create more housing. When these three new one-bedroom apartments are complete, the property will provide nine year-round rental homes, in addition to Housing Nantucket’s office.

We are especially excited that these new homes will help meet a critical need for smaller, year-round rentals for members of Nantucket’s workforce.

We are grateful to the Community Foundation for Nantucket for supporting this project through the Nantucket Fund, to Dreamline Modular, and to everyone who joined us Thursday to celebrate this milestone.

After nearly 16 years, we’re excited to complete the vision for 75 Old South Road - and add three more year-round homes for our island community!

We’re excited to be featured in the latest issue of N Magazine, highlighting Housing Nantucket’s work to advance creative solutions to our island’s housing challenges. 🏠💙

With Nantucket’s median home price at $3.53 million, year-round housing is increasingly out of reach for much of our island’s workforce, making collaboration and creative thinking more important than ever.

The feature shares how Housing Nantucket is expanding our efforts, from creating new rental and homeownership opportunities to working directly with local property owners interested in selling, donating, or exploring creative development partnerships.

A huge thank you to N Magazine for helping shine a light on this critical issue and the work being done to ensure Nantucket remains a place where year-round residents can live, work, and thrive.
