DuPage County Market Recap | May 2026 🏡

The May market brought a slightly different story than April, and the DuPage County numbers show why local context matters so much when making real estate decisions.

Inventory increased 12% month over month, bringing 3,222 homes to market. This continued rise gives buyers more options, but it also means sellers are facing more competition than they were earlier in the spring.

The median sales price rose 3% from April, landing at $460K. Even with more inventory available, prices are still moving upward, which tells us buyer demand remains strong for homes that are well prepared, well positioned, and priced correctly.

Homes sold dipped 3%, with 936 properties closing in May. This is a small shift, but it is worth watching. More homes are available, prices are still increasing, and closed sales are holding relatively steady, which points to a market that is active but becoming more selective.

So, what does this mean for you? 👇

✔️ For sellers: The opportunity is still there, but strategy matters more as inventory rises. Buyers have more choices, which means pricing, preparation, presentation, and marketing are all playing a larger role in which homes stand out and which homes sit.

✔️ For buyers: More inventory means more opportunity, but rising prices show that desirable homes are still commanding strong value. A clear plan, strong financing, and the ability to move confidently when the right home appears can make a meaningful difference.
