If waking up in your new home before the holidays is on the list, this is the month to start. 🍂

Here’s roughly how it goes:

Pre-approval — one to two weeks
Looking — two to four weeks, and faster in the fall because there are fewer people out
Under contract — thirty to forty-five days
Closing — one day
Then you’re in.

Count it forward from today and it lands in December. Which is why September is the month people either start, or quietly decide to wait until spring and compete with everyone else who did the same.

Every one of these words is doing the opposite of what it’s supposed to. 🏡

Buyers have read a thousand listings. They translate this stuff instantly, and the second they do, they stop trusting the rest of the description.

Here’s what I write instead:

Cozy → the actual square footage, and what the space is genuinely good for.

Great bones → name the good thing specifically. Original oak floors. Nine-foot ceilings. Specifics sound like confidence; “bones” sounds like a warning.

Motivated seller → nothing. Never write this. If there’s flexibility on timing, say flexible closing date — that’s a benefit, not a weakness.

Must see to appreciate → fix the photos.

TLC → say what needs doing and roughly what it costs. Buyers who want a project are looking for exactly that.

The pattern is the same throughout: a vague adjective makes buyers assume the worst. A specific fact lets them decide for themselves.
