🌴 Gulf Shore Boulevard Market Perspective | Q2 2026 🌴

The Gulf Shore Boulevard market continues to gain momentum, with buyer demand increasing across both beachfront and bayfront properties.

Through the first half of 2026, year-to-date closed sales surged 76% compared to the same period last year, making it the strongest first half of the year in the past decade outside of the exceptional 2021 market. Beachfront residences drove much of that activity, posting a 95% increase in closed sales, while bayfront properties also experienced healthy growth with a 22% year-over-year gain.

Inventory on the beachfront has tightened to just 6.6 months of supply, creating a more balanced market and increased competition for desirable properties. On the bayfront, inventory remains higher at 13.4 months, giving buyers more choices while sellers continue to benefit from stronger market activity than a year ago.
