The Naples housing market held steady during the summer, with inventory decreasing to pre-pandemic levels and an overall median closed price that showed strong value retention. According to the August 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), closed sales increased 11 percent to 604 closed sales from 544 closed sales in August 2024. Inventory of homes declined month over month through the summer but increased 9.1 percent in August to 4,892 properties from 4,485 properties in August 2024.

Wondering what homes are going for around the country? In July 2025, the U.S. median list price came in at $439,450, up slightly from last year and consistent with 2023–24 trends.

Highest-Priced States: The states with the highest median home listing prices are Hawaii at $761,000 and California at $750,000.

Lowest-Priced States: The lowest median price is found in Iowa at $290,000. Other states with prices below $350,000 include Indiana ($303,000), Ohio ($290,000), Oklahoma ($305,000), and Nebraska ($350,000).

Home maintenance deferment can lead to expensive problems later on. The number of homeowners who choose to forego deferred maintenance and then are shocked at the inspection report when they try to sell their home is staggering.

The benefit of taking care of it as it comes up is you get to enjoy the benefits of the repairs, easier bite-sized costs, and then when you decide to sell, there won't be a sticker shock of 20 things to repair.

This is impressive. 1,000 new millionaires per day were added in the U.S. in 2024.

The United States is home to the most millionaires of any country, with a tally of 23.8 million in 2024, according to a new report by UBS. The Swiss bank estimated the U.S. minted some 379,000 new millionaires last year, or more than a thousand each day, for an increase of 1.5%.

There are many buyers sitting on the fence, waiting for a change. Until prices come down and/or interest rates come down, it’s going to be a slow market, which is not to be confused with a dead market.

Four things are guaranteed in life:
1) taxes
2) death
3) someone wanting to sell
4) someone wanting to buy

The question is can the buyer and seller agree on a price and terms.

According to Zillow:

Score of 70 or above = strong sellers market

Score from 55 to 69 = sellers market

Score from 44 to 55 = neutral market

Score from 28 to 44 = buyers market

Score of 27 or below = strong buyers market
