COMMENTARY BY WILL DUKES, SUMMIT MORTGAGE

In a nutshell: Foreclosure activity is extremely low and near some of the lowest levels on record, showing that housing is still very healthy and expected to continue to pick up as rates continue lower.

Looking ahead to next week, other than New and Existing Home sales, market participants will be laser focused on Thursday’s Personal Income and Spending report. Embedded in this data set is the Fed's favorite measure of inflation pressure at the consumer level, the "core" personal consumption expenditure index (PCE) which strips out volatile food and energy components. Market participants will be keenly watching these numbers to help gauge the odds of the Fed lowering the Federal Discount Rate at their next meeting on January 28th. Currently, the CME Fed Watch Tool is only projecting a 5% chance of the Fed cutting this rate on Jan 28 regardless of strong sentiment of the current administration to further ease lending costs.

Here's commentary from Will Dukes of Summit Mortgage here in Naples FL.

COMMENTARY: This week started off steady, with both the JOLTS Job Openings and ADP payroll reports landing right on expectations. Then came today’s Non-Farm Payroll report, showing an anemic 50,000 new jobs created in December. Adding to the story, major downward revisions to October and November shaved off a combined 76,000 jobs. On its own, that would have nudged mortgage rates lower—but here’s where the real hallelujah comes in.

Yesterday, President Trump directed Fannie Mae and Freddie Mac to deploy their excess cash to purchase up to $200 billion in Mortgage Bonds. Without diving too deep into market mechanics, this move is expected to push mortgage rates down—similar to how the Fed drove long-term rates lower during 2008–2012 and again during the COVID years. Better late than never! If this plays out as anticipated, we could see rates drift back toward the mid-5% range, a welcome relief for buyers, refinancers, and Realtors alike.

Looking Ahead - Next week brings more market-moving data and the kickoff of earnings season for major U.S. banks. Key releases include:
Inflation (CPI) – closely watched as stubborn price growth keeps the Fed divided.
Retail Sales, Producer Prices, Home Sales, and Trade Data – all critical indicators for economic momentum.
