Nashville Market Update, Episode 4: putting it all together.

Over the last few episodes I've walked through months of supply, days on market, and new listings one at a time. Here's the whole picture in one shot:

Inventory: up 4%
Buyers: up 13%
Prices: up 6%
New listings: down 16%

Put those together and here's what's actually happening — more people want in, fewer homeowners are choosing to sell, and the ones who are selling are getting rewarded for it. That's not a market cooling off. That's a market getting tighter.

Nashville Market Update, Part 3: Days on Market + New Listings.

Two numbers this time, and they're telling slightly different stories.

Days on market is sitting at 29, up from 27 this time last year. Homes are taking a little longer to sell — nothing dramatic, but worth watching.

Here's an example of why that matters: at the same time, new listings are down 16% year over year. Fewer homeowners are choosing to list, even as the average sale price climbed to $802,467.

So less new inventory, slightly longer days on market, higher prices. That's not a market cooling off...that's a market where good homes are still getting bid up, there just aren't as many of them.

Nashville Market Update, Part 2: Months of Supply.

Quick one for you. Months of supply is just how long it'd take to sell every home currently listed if no new ones hit the market. It's the number that tells you whether buyers or sellers have the upper hand.

Right now, Nashville sits at 4.11 months of supply. That's up slightly from 4.04 this time last year, so inventory is loosening a little…but here's the thing to actually pay attention to: anything under 6 months still favors sellers, and anything under 4 is a full-on seller's market.

So if you're a buyer waiting for prices to crack, this isn't that signal yet. And if you're a seller wondering if you missed your window…you probably haven't.

New look. Same guy who'll tell you the truth about your mortgage rate.

I've been Zach Batty, Nashville realtor and recovering corporate finance guy, for a while now — but until today my Instagram looked like every other agent's page. Yellow, blue, forgettable.

So we fixed it.

That's the AT&T Building behind the mark — the one everybody in this city calls the Batman Building. Turns out "Batty" and a skyline shaped like bat wings was too good to pass up. The twin spires, the gold accents, all Nashville, all on purpose.

Here's what hasn't changed: I still come from the finance side, not the sales side, which means I'll actually walk you through the numbers instead of just telling you "trust me." I'm still a dad of three who's usually somewhere between a closing and a carpool line. And I still think you deserve a realtor who explains things instead of dumbing them down.
