3 closings this week. 2 states. Both sides of the table.

Which means I watched buyers decide
— in real time — which homes deserved a Saturday showing and which they scrolled past.

→ Arizona listing — a seller who came back to me after 10 years and wouldn’t work with anyone else.

→ Arizona buyer — a family who called with almost no notice, their son starts school in Phoenix. I flew out, negotiated $10K in concessions plus $10K in repairs. Keys in their hands yesterday.

→ Tennessee buyer — a Minnesota family relocating here. We stretched across the state to find their acre with a pool.

Here’s what all three taught me about listing your home:

By the time a buyer schedules a showing, most of the decision is already made.

They looked at the first photo and asked “does this match the price?”

They read the description and asked “was this written for me, or copy-pasted?”

They compared it to the 8 other homes that hit the market that same day.

Every home we passed on this week, we passed on before we walked in.

One TN-specific thing I keep watching sellers miss: flooring and paint. Not a full remodel — fresh neutrals on the walls and updated carpet before you list. In this market, that’s the difference between “turnkey” and “project” in a buyer’s head — and it costs less than the price adjustment you’ll make in week three.

That’s why the launch matters — not the open house, not the sign in the yard. The first 72 hours your home is live is when your best buyers decide if you’re worth their Saturday.

Brentwood — estate homes and the fastest drive to Nashville
Nolensville — master-planned neighborhoods and small-town character
College Grove — acreage and estate-level privacy
Leiper’s Fork — historic village life and the live music scene F
airview — best value with Williamson County Schools
Arrington — vineyard country and gated luxury

Everything you need to know about August in Franklin & Williamson County — all in one place. 📍

This month’s edit has what’s actually going on around town, a few new spots worth trying, and a late-summer bucket list built specifically for our little corner of Middle Tennessee.

For the last 6 months, we’ve quietly been figuring out where to buy our forever TN home.

As a realtor who’s done this for more than 2 decades and been licensed in 3 states, I had access to every data point I wanted. What I didn’t have was the answer.

So I had to get honest about what we actually wanted:

→ A community pool. If we couldn’t find a private pool option we didn’t want to install one, so a community pool was a requirement — and those aren’t super common here.
→ Close to Brentwood for my husband’s commute.
→ Within 30 minutes of BNA — we travel.
→ Walking paths for the dogs, and everything meaningful (dining, grocery) within 15-20 minutes. Out here in the country, that’s 8-10 miles.
→ No older home. A lot of what I looked at in Franklin was 10-15 years older than I wanted. Brentwood, much older — I didn’t want a reno.

Being close to Nashville wasn’t something I personally cared about.

Brentwood, Franklin, College Grove, Thompson’s Station, Nolensville — all beautiful, all Williamson County, all serious contenders.

Nolensville won.

Franklin has the name. Brentwood has the prestige. We chose the ring-expansion town — where buyers priced out of Franklin are landing.

Closing September 4th.

I’ve been paying close attention since I got to Franklin, and here are 10 things that stand out.

It’s the stuff a listing photo won’t tell you — the culture, the traffic, the way growth shows up on every corner. It’s what I find myself explaining to the folks I’m working with who are moving here, and honestly, how I’m still adjusting to life in Tennessee myself.
