white's creek rose up as one of the most affordable, greatest in appreciation + one of the biggest in sales in 2025.
finding affordability was a hot topic. 2025 wasn't a bad market. it was an honest one. buyers got patient. sellers needed strategy. pricing properly became the difference between selling and sitting...although it's worth noting, most homes sat longer than in 2024 in all of the neighborhoods.

sitting at the corner of 12th avenue south and beechwood avenue, this historic church has watched nashville evolve for more than 120 years. originally built in 1906 as belmont baptist church, it has quietly weathered waves of change all around it. the blacksmiths, the streetcar line, becker's bakery and much of the neighborhood it once knew are long gone but this landmark remains, a steady anchor amid constant transformation.

one third of the 1,000 markets included in the homes.com data reported a median price that was lower than a year earlier. nashville was not one of those overall. you may still see some slight declines in local neighborhoods though. buyer need to be hunting in the winter. winter is buyer's season.

a lot of talk nationally about the housing market being a buyer's market but it really depends on the neighborhood here locally. although inventory is staying active a little longer, there are some tight sellers markets here. a lot of those are built around affordability which is becoming more challenging.
