Closing costs in San Diego run 2 to 5% of the price: lender fees, title and escrow, appraisal, taxes, insurance. Some of it's negotiable if we ask the right way. Most buyers find out the week they're supposed to be celebrating.

Lo que parece riqueza casi nunca es lo que la construye.

El carro nuevo, la ropa de marca, las vacaciones que viste en Instagram. Eso parece riqueza. La troca del 2012 ya pagada, el dĂşplex en National City donde la renta paga la hipoteca, el enganche que nadie aplaudiĂł. Eso la construye.

En San Diego veo a familias con ingresos normales construir patrimonio real: no comprando lo que se ve, sino lo que trabaja. Una casa que sube de valor mientras duermes le gana al lujo que se devalĂşa en el estacionamiento.

Everybody assumes $1.2M in San Diego buys a mansion. In Point Loma it usually buys a solid 3-bed within golf-cart distance of the water. Updated where it counts, original where it doesn't, and a backyard you'll actually use ten months a year.

Drive it at 7AM, 3PM, and 9PM before you fall in love. The morning fog, the school traffic on Rosecrans, the quiet at night. That's the real listing. The photos never show you the commute.

People joke that I only talk about houses. Guilty. This week I drove Chula Vista to Oceanside twice, took three calls in a Vons parking lot, and celebrated a stranger's accepted offer like it was my birthday.
