🚨 FOUND YOUR DREAM HOME… BUT IT SAYS “PENDING”?! DON’T SCROLL YET. 🏡👀

If you’re house hunting online, you’ve probably seen “Contingent” or “Pending” and wondered:

“Does this mean I’ve already missed my chance?” This is what I get asked with the most.

My answer? Not necessarily. 👇

🔹 CONTINGENT — The seller has accepted an offer, but the contract still depends on certain conditions being satisfied, such as financing, inspections, an appraisal, or the sale of the buyer’s current home.

🔹 PENDING — Usually means most of those conditions have been satisfied and the transaction is moving toward closing.

But here’s the catch: MLS systems and real estate websites don’t always use these terms exactly the same way. Some sellers may also still consider backup offers.

🏠 So don’t automatically scroll past a home you love just because it says “Contingent” or “Pending.”

Have your agent check the actual status and find out whether there may still be an opportunity.
