Tonight I had the chance to explore the Flat Rock Trail in Gwinn—and what a gem it is!

This scenic path winds along the Escanaba River and was thoughtfully built years ago by a local Boy Scout as part of an Eagle Scout project. It’s the perfect mix of natural beauty and community spirit—a reminder of how much local pride goes into the places we enjoy today.

The trail follows the riverbank, with peaceful water views, rocky ledges, and plenty of spots to pause and take it all in. Whether you’re looking for a quiet place to walk, a bit of exercise, or simply a chance to enjoy the fresh Upper Peninsula air, Flat Rock is a great option right in our backyard.

It’s trails like this that make our communities so special—offering both recreation and a deeper connection to the place we call home.

Yesterday I learned something the hard way… never trust a paint can sitting on a sawhorse.

One little bump and splat — a half full gallon of paint flew all over the garage floor. 🎨💥 For a minute I just stood there, frozen, staring at the mess. Then I laughed, rolled up my sleeves, and got to work cleaning it up.

It reminded me of real estate. Deals can look picture-perfect until something tips over — an inspection issue, financing hiccup, or unexpected curveball. Suddenly there’s a mess. But just like that paint spill, it’s not the end of the world. With the right approach, it gets cleaned up, fixed, and we move forward.

Mistakes and setbacks happen. What matters is how you respond, learn, and keep going. Because in the end, the project still gets done and the house still gets sold. 🙌

So here’s to not sweating the small stuff — even when it splatters everywhere.

Last Friday, the 10-year treasury saw a decent drop—and that usually signals good news for mortgage rates! If these trends continue, we could see meaningful savings for both buyers and sellers this autumn.

💡 Here’s what it looks like in real numbers:

A 0.25% drop in mortgage rates = about $30/month savings on a $250,000 home (20% down).

A 0.50% drop = about $65/month savings.

If rates drop 1% that’s nearly $130/month savings!

I’m not an economist or banker, but I can say this: lower monthly payments make homes more affordable for buyers and expand the pool of potential buyers for sellers. That’s a win-win for our local market heading into fall. 🍂
