🚨 Don’t just accept your first mortgage quote without getting a second opinion!

Here is exactly why... 👇

I recently got a call for help from a new client. She was prequalified with a retail lender & was quoted a 5.875% interest rate, but she wanted to make sure she was actually getting a fair deal.
I asked to see her Loan Estimate. Sure enough that retail lender was charging her $4,415 just to get that rate!

I took a look at what I could do & got her the EXACT same rate (5.875%) for only $2,124.

Then, she heard back from a big bank she had applied to the week before. They offered the same 5.875% rate, but their cost was $2,375.

I still beat the bank by over $100! 🎉💸

I always tell my clients: if another lender legitimately has a better deal, I will happily bow out & help you select the best one for your financial goals. But this is the true power of working with a Mortgage Broker! 🤝

Because I have access to wholesale interest rates, I can consistently beat out retail lenders & big banks to keep more money in your pocket. Yay!

As I always say ~ you win some, you lose some… 🤷🏻‍♀️

I’ve had a great month & closed 3 loans & working on 1 more for Thursday! But, I lost 1. & boy was it a shockeroo! 🤯

Prequalified my client. Clean credit profile. Went under contract right away. Received his contract & submitted him to underwriting for a quick approval. We ordered the appraisal & HARD STOP! ~ This manufactured home had been moved… TWICE!! I emailed TDHCA to inquire & they confirmed the 2 moves. The deal fell apart.

So I did what I do best for stress relief, full glam. 💄

🎉 Huge congratulations to my buyer, Briana, on her new home on 4.5 acres!🏡✨

It officially closed & funded yesterday & I couldn’t be more happy for her. Getting to the finish line was a true team effort… my processor & I had amazing help from Briana & her future in-laws to knock out those final conditions & make this happen.

Next up for Briana: moving in & then planning her October wedding! 💍🍂 I am so incredibly happy for her & her fiancé. Wishing them both a lifetime of love & wonderful memories in their new home!

This one definitely threw a curveball at us & talk about a rollercoaster of emotions! 🎢

First of all … our buyer’s Debt-to-Income (DTI) ratio came in over the limit which initially disqualified them. Enter my amazing processor who completely saved the day! 🙏🏼 We worked together to buy down the interest rate & pay off two small credit cards to get that DTI back in line. Phew! 😅

Oh but wait there’s more... at the exact same time we were tackling the DTI the appraisal came in low. I partnered up with the sales rep from the builder to pull some updated comparable sales & we successfully got the value brought up! 🙏🏼

DTI is in line. Value is up. And now WE ARE CLEARED TO CLOSE!! 🥳🍾

So incredibly happy for my buyer & proud of the teamwork it took to get this across the finish line. Nothing beats this feeling!

🤯 This one was hard on me & my processor. From proving “other” income as bonus, to a last minute report needed for manufactured homes, &&& everything in between!! We were down to the last few hours to get this file cleared in order to close tomorrow…
We had from 10am until 2pm to turn in the report that’s provided by a 3rd party (out of my control!!). I paid $250 for a same day rush. What choice did I have?!! It was down to a few hours left to make this work. Sellers were angry as they’re divorcing & here we are the day before closing at 10am ordering a report required by the underwriter. Eeeeek!!

12:35pm report received

2:53pm Cleared to close!! 🎉
