I went to a training this morning put on by the folks at the City of New Braunfels and Corridor Title, covering permits, licensing, and all the behind-the-scenes stuff for residential and commercial projects. Really good info, glad I went!

So I got that going for me… which is nice.

This wasn’t supposed to be a flip.

I originally planned to BRRR this house—refi it, rent it, hold it long-term. But the capital needed to do that the right way wasn’t quite there.And when lenders see real profit on the table, they get cautious. So I pivoted.

Listed it. Priced it carefully. Staged it. Marketed it.

It went under contract the first weekend—for over asking.

Was it perfect? Maybe not. I probably left a little money on the table.But the deal is clean, the numbers work, and the stress is (mostly) behind me.

Real estate investing isn’t always clean and theoretical. It’s messy, stressful, and full of hard choices. But it’s also rewarding. Profitable. Creative. And honestly… fun.

I still believe it’s one of the best ways to build wealth—if you’re willing to adapt along the way.
