🏠 Houston just set an inventory record
HAR’s newest full monthly report shows 40,750 active single-family listings in July, the highest level Houston has recorded. That’s 3.4% more inventory than last year. Yet single-family sales actually rose 1.6% year-over-year to 8,340 sales, and pending sales increased 2.6%.
So this isn’t a market where “nobody is buying.”
It’s a market where buyers have WAY more choices.
Houston’s July median price was $340,000, up just 0.6%, while average days on market increased from 50 to 53 days.
That tells me pricing is relatively stable overall, but the leverage has shifted toward buyers.
📉 Mortgage rates dipped slightly this week
This one JUST happened.
Freddie Mac’s August 20 survey put the average 30-year fixed mortgage at 6.65%, down slightly from 6.67% the week before. The 15-year fixed averaged 5.95%.
That’s not enough of a drop to suddenly make homes dramatically more affordable, but it’s worth watching.
If rates eventually push toward the low 6s, I think there’s a real possibility that some of the buyers currently sitting on the sidelines start moving.
