Measure, don’t submerge.

Bringing a measuring tape = Great Idea!
Will your massive sectional fit in the living room? Is there space for the king-sized bed? Pulling out a tape measure to check the dimensions is an expert homebuyer move.

Bringing bath bombs to take the soaking tub for a test spin = Terrible Idea.
We get it—that primary suite looks like a spa oasis. But please don’t strip down, turn on the jets, and check the comfort level of the porcelain. Save the soaking for after closing day.

Whether you’re a seasoned birder with a high-tech spotting scope or just someone who enjoys a peaceful morning walk with a coffee in hand, Boulder County is an absolute paradise for wildlife. 🦅

One of the coolest things about living here is that our unique geography—stretching from the plains all the way up to the peaks—means we have incredible birdwatching all year round. Spring and fall bring amazing migrations, while winter is prime time for majestic raptors and eagles.

Good news, Colorado — we've hit the safe planting window.
And if you're under water restrictions this season (most of us are), here's what I'd actually put in the ground right now.

Catmint or Salvia- Almost zero water once established and they bloom all summer.
Blue Grama Grass- It's native, it stays green, and it asks for almost nothing.
Black-Eyed Susans- Tough, cheerful, and the pollinators go crazy for them.
Ornamental grasses with rock mulch- Great curb appeal without the water bill.

Here's the thing nobody talks about enough, drought-smart landscaping is a huge selling point right now. Buyers notice a low-maintenance, water-wise yard.

I say this every spring and I mean it every time — a little maintenance now saves you a lot of money later.

Here are 3 things I'd take care:
Clean your gutters- When they clog, water overflows along your roofline and foundation. That turns into water damage inside your home faster than most people realize. Quick clean, big prevention.

Look for wasp nests and clear out lawn debris- Spring is when wasps start building, catch them early while the nests are still small. And rake up any leftover leaves and debris piles while you're out there. Those piles are basically free housing for pests.

Freshen up the paint. Start with your front door- A fresh coat is one of the cheapest things you can do with one of the highest payoffs. If you want to go bigger, a full exterior repaint before listing is always a smart investment. Spring weather is perfect for it.

Small things done consistently are what keep a home's value strong.
