“The ultimate measure of a man is not where he stands in moments of comfort and convenience, but where he stands at times of challenge and controversy.” ~ Dr. Martin Luther King, Jr.

Today we honor the life, legacy, and unwavering courage of Dr. King. His words continue to challenge us to lead with integrity, to stand for justice even when it is uncomfortable, and to use our voices and influence to uplift others.

Dr. King showed us that true leadership is rooted in service, love, and the relentless pursuit of equality. His dream was bigger than a moment in history; it was a call to action for every generation.

May we continue to walk in purpose, build bridges, and strive to leave our communities, our workplaces, and our world better than we found them.

🔮 Looking Ahead: What 2026 Holds for Commercial Real Estate 🔮

As we close out the year, one thing is clear: the signals across Alabama and Louisiana aren’t pointing backward, they are pointing forward.

Heading into 2026, several themes are taking shape across the CRE landscape:

Office: Quality Over Quantity

Office demand isn’t disappearing, it’s concentrating.

Well-located, Class A space with efficiency and amenities continues to win, while older assets face increasing pressure to reposition or convert.

Industrial & Logistics: Built for Durability

Port-adjacent markets, logistics corridors, cold storage, and manufacturing remain the most resilient parts of the market. Infrastructure investment continues to translate directly into industrial demand.

Capital: More Selective, More Intentional

Investors are underwriting more carefully, prioritizing asset quality, location, and long-term fundamentals. Secondary markets that compete on cost, talent, and connectivity are gaining attention.

The Big Takeaway

2026 won’t be about chasing every deal, it will be about strategy. The right assets, in the right submarkets, backed by real demand drivers, will continue to outperform.

Looking forward to helping owners, investors, and occupiers navigate what’s next.

12/24/2025

As the year comes to a close, I want to wish everyone a joyful holiday season filled with meaningful time with family, friends, and loved ones.

May this season bring rest, gratitude, and reflection—and may 2026 be filled with health, growth, and new opportunities for us all.

Wishing you and yours a safe, happy holiday and a strong start to the New Year.

🏢 Fannie Mae’s Move & What It Means for Birmingham CRE 🏢

Fannie Mae’s decision to relocate its San Francisco office to Birmingham is a meaningful demand signal for the city’s commercial real estate market — even as details continue to come into focus.

This is not a headquarters move (HQ remains in Washington, D.C.), but the addition of a regional/operations hub, with officials referencing hundreds of jobs.

Why it matters:

• Office Market: A Class A lease would tighten top-tier vacancy and support rent stability. A build-to-suit or major renovation would unlock construction and capital market activity.

• Spillover Effects: More white-collar jobs drive demand for nearby retail, food & beverage, and eventually multifamily and mixed-use.

• Market Perception: Moves like this reinforce Birmingham’s position as a cost-efficient financial services and professional employment market — a narrative that influences capital and site-selection decisions.

Bottom Line

This is a branding and momentum win with real optionality. The full impact depends on ex*****on and scale, but it strengthens Birmingham’s case as a competitive destination for future corporate operations.

🏈 Why Lane Kiffin’s Move to LSU Matters for Louisiana CRE

Lane Kiffin didn’t just take a coaching job — he stepped into one of Louisiana’s most powerful economic engines. And for those of us watching the commercial real estate market, this move has meaningful implications.

LSU Athletics already generates hundreds of millions in annual economic activity and supports thousands of jobs statewide. Past studies show nearly $400 million in new local sales in Baton Rouge alone, with LSU’s total statewide economic impact reaching into the billions each year.

When LSU elevates its football brand, we see direct, measurable effects across the built environment:

• Hotels & STR: Higher ADR, stronger occupancy, and more investor interest on game weekends.
• Retail & Dining: Multi-million-dollar seasonal boosts for bars, restaurants, and experiential retail near campus and downtown.
• Development & Land Values: Increased demand for mixed-use, hospitality, and gameday-oriented real estate.
• Investment Narratives: For institutional capital evaluating Louisiana, LSU football is part of the “demand story” — just like ports, petrochem, and healthcare.

National research shows the same pattern across SEC college towns: consistent on-field performance drives STR growth, higher home values, and even neighborhood transformation as investors chase gameday economics.

Kiffin inherits a top-tier SEC brand — and if LSU performs at a high level, we can expect that momentum to spill into Baton Rouge’s hospitality, retail, and mixed-use markets. In a state where sports, culture, and commerce are deeply connected, LSU football is more than entertainment… it’s an economic asset class.

Happy Thanksgiving!

Commercial real estate moves fast…deals, deadlines, site visits, negotiations, but today is a reminder to slow down and appreciate the people who make this career meaningful.

Here’s to a holiday filled with gratitude, good food, and even better company.

🏗️ Gulf Coast Ports Are Reshaping Industrial Growth 🏗️

Two major port projects are changing the logistics landscape across the Gulf Coast — and directly impacting industrial real estate fundamentals in both Louisiana and Alabama.

⚓ Louisiana International Terminal (Violet, LA)

A $1.8B modern container terminal designed for New Panamax/Post-Panamax vessels.

Phase 1 opens 2028.

Key facts:

• Backed by Port NOLA, Ports America & TiL (MSC)
• 2M TEU annual capacity
• 18,000+ Louisiana jobs (32,000 nationwide)
• $1B in new tax revenue by 2050
• Positioned to be the Gulf South’s premier container gateway

This will meaningfully expand Southeast Louisiana’s global trade reach.

⚓ Port of Mobile Expansion (Mobile, AL)

One of the fastest-growing ports in the U.S., supported by major infrastructure upgrades:

Key investments:

• Channel deepened to 50 feet
• 33-acre container yard expansion
• New on-dock rail bridges
• Strengthened intermodal access
• Long-term lease extension with APM Terminals

Mobile’s enhancements directly support advanced manufacturing, exports, and regional logistics users.

🏭 Why This Matters for Industrial Real Estate

1️⃣ Rising demand for modern logistics facilities
Both ports are attracting new distribution centers, cold storage users, and manufacturing expansions.

2️⃣ Corridor growth & land value acceleration
Upgrades are pulling more industrial-zoned acreage and development sites into play across both states.

3️⃣ Long-term strength for Louisiana + Alabama
These investments position the Gulf Coast as a competitive national gateway — driving sustained absorption, development, and CRE opportunity.

📈 Bottom Line

Major port projects aren’t just infrastructure wins — they’re industrial real estate catalysts. Both Louisiana and Alabama are entering a new cycle of logistics-driven growth, and we’re already seeing the impact across their industrial markets.

🏗️ Big Moves in Birmingham’s Industrial Market 🏗️

During a trip home for the Housing Authority of the Birmingham District’s Developer Forum, I noticed major work happening at the old Stockham site. CoStar confirmed it: Coca-Cola Bottling Company UNITED, Inc. is building a new $330M HQ + distribution campus.

Project Snapshot (532,000 SF / 6 buildings):
• 150K SF headquarters
• 300K SF warehouse + distribution
• Central Region + North Alabama corporate offices
• Birmingham sales center
• Classic Food & Vending operations
• Customer support facilities

Sitting on ~100 acres along I-20/59, the project is slated for early 2027 completion and will add 50 new jobs while strengthening UNITED’s long-standing presence.

Why it matters for Birmingham:
🔹 Strong industrial + logistics demand
🔹 Major reinvestment from a legacy corporate anchor
🔹 Emerging redevelopment opportunities as UNITED consolidates operations

This is a milestone project with long-term impact for the corridor and the broader market.
