1. Shop based on the monthly payment you’re comfortable with, NOT with your max budget.

2. Keep some money in savings after closing, don’t spend every dollar at the closing table.

3. Don’t try to time the market, you’re not an investor, buy when the home & the numbers make sense for you.

4. Look at the big things first, HVAC, roof, foundation, etc. the cosmetics can be changed to your style at a fraction of the cost of the big things. Size, location & layout not so much.

5. You should leave the closing table feeling excited about your new home, not terrified by what you just signed.

P.S. the right realtor should make you feel informed, not pressured!
