Ah, the joys of home ownership! You’ve put in the time, effort, and love to make your house a home. But now, it’s time to move on to bigger and better things. Before you start packing up those boxes, it’s important to understand the tax implications of selling your home. Because let’s face it, nothing ruins a good time like the tax man coming to collect his share.

here are a few key points to keep in mind:

✔️Capital gains tax

If you sell your home for more than you originally paid for it, you may be subject to capital gains tax. The amount of tax you owe will depend on how long you’ve owned the property and your tax bracket.

✔️Depreciation recapture
If you’ve taken advantage of depreciation deductions on your rental property, you’ll need to pay back a portion of that depreciation when you sell the property.

✔️State and local taxes
Depending on where you live, you may owe state or local taxes on the sale of your home.

✔️Exclusion of gain
If you’ve lived in your home for at least two of the past five years, you may be eligible for the exclusion of gain. This allows you to exclude a portion of your capital gains from tax.

✨✨This past year has been one of immense growth, both personally and professionally. It was definitely a rollercoaster ride for me, with the peaks being taking on more challenges at work and making some positive lifestyle changes. I really pushed myself to get out of my comfort zone, which has enabled me to learn a lot about myself during 2022. There were a few lows sprinkled throughout the year, but experiences like these can help us grow and come back even stronger than before. Every experience shared was an opportunity to increase self-awareness and it truly was such a transformative year!

Every year around this time⌚️, many homeowners wonder if they should keep their properties on the market or take them off, or if they haven't listed their homes yet if they should wait until after the holidays, or even the spring to put their homes on the market.

If you're wondering whether or not you should wait until the holidays are over to sell, I've outlined a few reasons why you should consider listing your home NOW, rather than waiting until next year:

• People that are looking at this time of year are usually serious buyers
• There is generally much less inventory during this time of year so you have less competition
• Homes are very cozy during the holidays
• There are always people relocating to the area
• Increasing interest rates could decrease buyer demand in 2023. With interest rates on the rise, homeownership is becoming less affordable. So it's likely that fewer buyers will be in the market for a home.

⚙️ If you're thinking about selling, there are a few things you should consider fixing before listing your home to avoid spooking potential buyers.

By tackling these three repairs, you can increase your home's value and ensure a smooth sale.

1. Water / Plumbing Issues.

Water issues are often expensive to repair, and if left untreated, mold can grow and spread to other areas of a home and may cause health troubles. Make sure that you are repairing any water or plumbing issues, and remediating any mold BEFORE listing your home for sale. This includes things as small as a leaking faucet, to as large as a leaking roof.

2. Structural Issues.

Structural and foundation issues can be caused by a multitude of things — termites, water, age, etc. and can cause concern for potential home buyers. These issues can threaten the structural integrity of your entire home, so make sure you have any structural concerns addressed by a structural engineer (and repaired if necessary) before listing your home for sale.

3. Electrical Issues.

Electrical issues are no laughing matter — they’re responsible for over 50,000 fires every year. These repairs can be as small as fixing faulty light switches, to replacing old wiring (note: k**b and tube wiring should ALWAYS be replaced).

🕯Did you know that smell is the strongest human sense? 👃

This is one reason why it is so important that you do NOT use candles, essential oils, or plug-ins when you are showing your home, especially if it is to mask an odor. People can be highly sensitive or allergic to certain scents, and our sense of smell is also the strongest and quickest memory inducer, which can very easily trigger a bad memory. It's also important that you don't cook heavily scented foods before a showing or open house. No one wants to walk into your home smelling of freshly cooked salmon.

The best scent for your home?

CLEAN! And I’m not talking about the “clean linen” plug-in or candle. Clean before your showings, empty the litter box, take out the trash, open the windows on a nice day, or even bake some cookies (yes that trick works). People want to see that your home has been well-maintained and cared for, and making a great first impression with a clean house is crucial in order to sell quickly.
