As we hit closer to November 1st, this is the time period people are more rushed to secure housing. From the 20th and onwards people become less and less picky because options start to run out. This is a rushed and stressful time for some people, but this is the time more and more listings will disappear.

That being said it never means that you should rush and pick the next thing you see. When you decide on whether to take a unit or not take some time to ask yourself what you really want. Without considering what your family, friends, significant others want. If you're the one paying rent you are the only one that should really be in consideration.

When you decide, is when you have to be very quick. The longer you wait the higher the chances something happens. I've had clients let me know they are busy at work and will take a few days, and then in a few days someone else completes the full application and the room is already gone.

Take your time to decide, but when you know what you want take it fully before anyone else can take it from you.

I always dreamed that I'd have friends again. That I could have the fun social life people had in movies and I would get a community. Unfortunately you can't control who accepts you. You can't control people liking you. You can't even control people showing you an ounce of respect to you.

The day came when I finally had friends and thought that I was finally getting my happy ending. But NYC quickly taught me that friends, aren't really friends. And no matter who you were with, you'd never be safe. I quickly became the friendliest person that was very hard to become friends with. My guard became 10X up.

While some people will always be outcasts, s**t talked on, and unvalued - we can still create something very big with our lives. I can't ever make people treat me a certain way, but I can succeed in a higher level at my career than I ever thought was possible.

Once you see an ounce of what you're capable of, you're not going to want to stop. I had finally found something special I could devote my whole life and energy to and succeed quickly because I would do nothing but work non stop. The world could reject me if they wanted to. But all that hurt that got built inside of me was pure motivation to keep going and improving until I reached a level I never thought I could even see.

If your number one priority in NYC was to make your dreams come true and start a career or business there are three things you should consider when apartment hunting.

1) LOCATION. Some people spend two hours everyday commuting to work and back. That's time you could be losing progress, you might be stuck in delays, and instead of an 8 hour workday you now have a 10 hour workday with two hours worth of work you did not get paid for. that's time and energy you need to preserve that you'll never get back now.

2) Force of productive work. You need to make sure where you're at promotes an increase in your income. That can mean many things. Some people need to leave their house more often to be successful and be out. If your apartment is too comfortable then you will want to be home, and your bank account might look at you with disgust for not getting up and moving. At the same time you need a space to promote an environment you can work from. If you're WFM a desk and chair might be necessary and a space where you can focus.

3) Budget. This goes two ways. Some people spend too much money on rent because it forces them to up level their standards and make even more. Some people need to SAVE as much as they can to increase investing in their career/business. An average studio in a luxury apartment is around $3,200-3,500/month. That's enough money to hire someone part time to support your business or hire help in your personal life. If you're working extremely long hours it's so important to get any way to make more time for yourself. $3,500 each month is enough to hire someone to run errands for you, help with housekeeping, and enough to order grub hub when cooking would consume too much of your time and energy. As an agent, I've seen people who make $100k plus live in a room that's $1,500/month because they prioritized saving money, and I respect that.

How Much Time Do I Have to Make a Decision?

People often ask about the timeframe needed to decide on an apartment. Here’s my advice:

If you’re sure about what you want and your gut says yes, you don’t need to ask family and friends for advice (unless they’re your guarantors). When I first hunted for an apartment, I let others talk me out of my choice. Later, I reapplied, followed my instincts, and made the best decision of my life to live where I am now.

If you know what you want, act immediately. Sign the lease, make the payments, and secure your spot. In my experience with over a hundred deals, waiting to sign a lease can lead to missed opportunities. Roommates might renew last minute, or someone else might take the spot. In NYC, interest isn’t seen as commitment—apartments are shown until the lease is signed and the money is sent.

Take your baby and throw it off market. Imagine finding your soul mate, being too slow and you end up married to your second choice? Yikes.

If you’re unsure about your decision however, keep looking. Don’t commit with reservations.

Tips For Hunting For Apartments in NYC:

1) Reach out to more places than you want to. 50% of the people you reach out to likely won't get back to you or will respond extremely slowly.

2) Mentally prepare yourself for major disappointments. NYC is not the place you go for your dream apartment unless you have an extreme amount of money you're willing to spend. Every place will have an issue, even if you don't see it when you first tour.

3) SHOW UP, don't flake on your appointments. It will take more mental energy to reschedule and re-reach out and continue searching if the apartment you originally booked gets rented by someone else.

4) Have your docs ready, photo ID and proof of employment is usually the two most basic requirements by every building, while most will require more.

5) Expect to pay more than you expect to get in. A lot of buildings can do the first month's rent and security deposit. But the truth is a lot of high-end places will require more. For a real quality apartment, they usually know their worth, and the barrier to entry is a high price. It's annoying in the beginning but if you end up renewing in the same apartment, will be worthwhile long term.

Top Questions To Ask On Apartment Showings:

1) Ask for all fees. But preferably get it in writing from the agent. It's a lot of work to remember, and most people commonly forget a fee mentioned when only verbally said.
Utilities, move-in fees, monthly fees, etc.

2) Any issues you had in the past, ask about how it is in the current building you're touring.

3) ASK ASK ASK. The person showing you the apartment does not know what's important to you unless you ask. If you don't ask they don't know what you need to know.
