My top spring tip for sellers: don’t make buyers do mental math.

When buyers walk through a home, they’re already comparing it to everything else they’ve seen. If they start thinking, Okay, if we redo the kitchen… replace the floors… update the bathrooms… they’re not adding value—they’re subtracting it.

Spring buyers move quickly. The homes that get the strongest response are the ones where the price and condition make sense immediately. If buyers have to calculate the value, they usually just move on to the next one. 🏡

Earth Day always reminds me how often buyers fall for the things you can’t measure on a floor plan: mature trees, a backyard that actually gets sun in the afternoon, a patio where you can picture sitting with friends, a little privacy from the neighbors, or a street where people are out walking.

Those are the moments during a showing when people slow down—and suddenly start imagining their life there. By April, buyers aren’t just touring the house. They’re paying attention to everything around it too. 🌎🏡

April showings reveal a lot very quickly. Buyers are not walking in measuring rooms — they are reacting to how the home feels in the first few minutes.

What tends to stand out this time of year:
• how much natural light reaches the main living spaces
• whether furniture placement allows light to move through the room
• if windows feel open and unobstructed
• how the home transitions from inside to outside

Before a spring listing, this is why I often suggest simple changes first:
• lighter paint tones
• removing heavy window treatments
• adjusting furniture so the windows are visible
• making outdoor views part of the room

These are small shifts, but they can change the entire first impression buyers experience during an April showing. And in the spring market, first impressions tend to drive everything that follows. 🏡
