Got old wallpaper? Before you take it down and paint.. consider a fun new wallpaper. It’s a great way to update, personalize and pay homage to an antique or contemporary home.

And yes, wallpaper is quite the financial investment, so it doesn’t always make sense if you’re not planning on staying in your home for a while. But, small spaces can be affordabley done and they can be so transformative!

Wallpaper samples can be purchased for 2-3$ a piece on most websites, (sometimes they are free). The best part is that you can start thinking about wallpaper and sitting with it for months before you take any action.

Pro tip: start thinking wall paper as soon as you’re into your new home so that you can make paint and furniture decisions around it!

Places to put wallpaper? Think hallways, breezeways, stairwells, pantries and even half baths!

What do you think about wall papering? Are you into it or is it too old school for you?

Okay, can I start with the fact that I LOVE a good fixer upper. Who doesn’t?!

Buying a fixer upper can be a great way to add equity by fixing it up and eventually cashing out on that equity by either refinancing or selling down the line.

But, these properties should be approached with caution. Know what you’re buying folks. Do an inspection and think through your time line on a plan of action carefully.

Pros
* You most likely have more equity opportunity in a fixer upper than in a newer/ recently renovated home because you can do some of that work and increase lthe value. Where as in a newer home the condition/ style of the home will only go down hill.

* Lower taxes and mortgage payments before renovations are completed.

* You can customize your home to be exactly what you want it to be! Choose your materials, style and amenities. You’re gunna be damn proud of it when you’re done!

* You can buy more house for your dollar or get into the neighborhood you love for less!

* There may be less competition in the marketplace for less than “move in ready” homes. This is a great advantage to have in such a competitive market.

Cons
* It can be stressful on the whole family. And, you may have to make some compromises on quality of living for a hot minute. Trust me… it’s not easy, but it can be so worth it! I’ve been living with a gutted bathroom for a few months. Brace yourself for the process and keep dreaming about that finish line for each endeavor!

* Renovations are expensive! You may have to save for fixes for a while and your home might feel like one giant project that will never be done.

* There could be bigger problems with the house than you anticipated if you didn’t do your homework during the purchasing process. And, sometimes they pop up even if you did. But, usually they are manageable and minor set backs.

* Customizations can be risky If you’re not 100% sure you’re not going to stay there forever. Consult with a realtor before doing any major renovations, so you can feel confident that when you sell or refinance down the line, you’ll get back the financial investment you put into the project.

As a recent first time home buyer, one of my favorite things has become Facebook market place, antique stores and second hand everything. Getting into a house these past few years has been a challenge for many, myself included. And still, so many of us are patiently waiting for the right home at the right price.

Something that can help you save, and have a blast creating the perfect atmosphere for your new home is mixing and matching old pieces with new ones. The best part is that you can change things up as you change your mind without the financial investment of 100% brand new furniture! And, It’s a great way to reduce impact on the environment and not lose your mind over pet or baby damage. ☺️

Happy Friday to you and yours!

Our neighborhood fur-baby is fighting for a chance!

Timmy has been a feral cat living between Bartlett and Wallace street in Newton NH for the past 9 years. Last week he survived the -39 degree weather while being wounded from bites on 2 of his legs. Against all odds, he survived for weeks barely able to walk, still hunting the frozen land for every meal while infection set into his wounds.

Thankfully the Newton police trapped him just in time and posted his picture on FB. We recognized Timmy and knew that he needed help. We took him to the Brentwood emergency vet right away. Within hours, his condition became critical…but he still wouldn’t stop fighting.

After 3 nights in the hospital and some heavy antibiotics, he is stabilizing and starting to feel better. We are hoping to give him a warm loving home with our 3 other cats, but he isn’t out of the woods yet. As soon as he is stable enough, he will have to have his wounds surgically repaired.

So far, it has cost $2,741 to give Timmy a second chance, and it will cost even more to repair his wounds and continue his rehabilitation from here.

We are asking our neighbors, our animal loving friends, and anyone who respects a true fighter against all odds to donate $5-$10 to save Timmy. Head to the link in my bio to donate. ❤️🙏

Pretty sure most of us are feeling the same way as Dennis today. Stay warm and cozy. Keep the faucet dripping a little to keep those pipes from freezing and get the oven going for a little extra heat. Maybe a well deserved batch of brownies is in order?! Yes please! ❄️🐈‍⬛🍫
