We lost this house in a multiple offer situation. We closed on it anyway.

Huge congrats to Paul and Lan, who just closed on their first home in Bedford NH! 🏡

When we first went after this one, we were up against multiple offers and we lost it. Most people move on at that point. We didn’t, because deals fall through more often than buyers realize. When this one did, we jumped right back in and got the home for at least 20k UNDER what the winning buyer was sitting at, PLUS a 25k seller credit toward their closing costs.

Losing the offer wasn’t the end of the story. The follow up was. First home, and real money saved on day one.

A buyer I worked with ended up paying about $25,000 more for a condo… simply because they waited.

At the time, they were focused on finding a single-family home and didn’t see condos as a real option.

A year later, after watching prices continue to move, they became more open — and ended up buying in a nearly identical community.
