Framing is one of the most important stages in any flip or new build 🏗️

This is where the vision really starts to take shape. Every wall, doorway, ceiling height, and layout decision comes to life right here—and if it’s not done right, everything that follows is affected.

A solid frame means:
✔️ Strong structure
✔️ Clean lines
✔️ Proper flow throughout the home

It’s not the flashy part of the project, but it’s the backbone of everything we’re building.

🚨 If you’ve been thinking about buying, investing, or even starting your own project—now is the time.

I’ve got opportunities coming up and would love to help you get in on the next one.

Spent the day touring some beautiful lakefront homes… and I’ve got to say — there’s just something different about life on the water 🌅🏡

From morning coffee with a view to evenings watching the sunset reflect off the lake, these homes hit different. Whether it’s a weekend getaway or your forever home, lake living brings a kind of peace you just can’t replicate.

A few things that stood out today:
• Wide open water views
• Private docks & outdoor entertaining spaces
• Perfect spots for family time (and making memories that stick)

If you’ve ever thought about owning a lake home… this might be your sign 👀

Things buyers say during showings:

“This room is smaller than it looked online.”
“Can we knock this wall out?”
“What do you think it would cost to redo the whole kitchen?”
"What do you think it will cost to redo everything the whole house?"

Me: mentally calculating renovation costs while smiling politely 😂

Real estate is never boring.

Back in July of last year, my mom had to sell her house because the commute to and from work had just become too much. She went back to renting for a while, but after a bit of landlord life she decided she was ready to get back into something that was actually hers again. So she chose a low-maintenance new construction townhome.

Now… as a Realtor, I thought helping my own mom buy a house would be simple. You know, smooth process, easy transaction, everything goes perfectly… right? 😅

Well… it took 7 days just to get the contract typed correctly so we could even sign it. There was plenty of lack of communication, some disorganization, and enough incorrectly sent forms that I’m pretty sure we reviewed the same paperwork in multiple creative variations. At one point I thought we might need a closing just for the contract.

But after all the back and forth, patience, and a little “trust the process”… we finally made it to the closing table today.

Congratulations Mom! 🏡 I’m so happy you’re finally back in a home that is officially yours again. No landlords, low maintenance, and hopefully a lot less paperwork from here on out. You earned this one! ❤️

A big thank you to the best lender April Crawford Mortgage Loan Originator for helping us get this one across the finish line. Your patience, communication, and hard work definitely didn’t go unnoticed. Deals like this remind us it truly takes a great team to make it happen! 👏

I witnessed something today that restored my faith in humanity. Kindness is contagious. Today proved that. ❤️

While I was at Racetrac checking out, I noticed a woman in a wheelchair waiting in front of me. She told me I could go ahead of her because she was waiting on a phone charger.

After I checked out, something just told me to ask her name. She said her name was Mandy. I asked if she wanted something to eat or drink.

She immediately started crying.

She said, “I don’t want to take advantage of you… but I am hungry.”

I told her to grab whatever she wanted. She came back with only a small bag of chips. I told her, “No, go get more food.” While she was doing that, I found her a phone charger because hers had recently been stolen and she had no way to charge her phone.

A man nearby saw what was happening and came over to give me a fist bump and thanked me for helping her.

But what happened next caught me completely off guard.

When I went to pay for Mandy’s food and charger, that same man stepped forward and paid for everything.

He said, “Seeing you acknowledge her and help her really tugged at my heart. Keep spreading kindness.”

Before leaving, I gave Mandy my business card and told her to reach out if she needed help. I learned she is recently homeless after escaping a very dangerous situation and is trying to get back on her feet.

Right now she just needs a safe place to stay for a couple of nights.

If anyone would be willing to help donate toward getting Mandy a hotel room for a few nights, please message me.

Today was a reminder that kindness spreads faster than we think.

If this story touched your heart, please share. Someone out there might be the help Mandy needs. ❤️

Closing day!

This one has been in the works for a very long time. It took a while for the seller to decide to sell, and I know this was not an easy decision at all. There were long sleepless nights, lots of emails, and many long phone conversations along the way.

Today was bittersweet as the seller said goodbye to a childhood home that has been in the family since 1973. Homes like this carry decades of memories, and letting go is never easy.

I know this was a hard one to let go of, but I’m excited to see what the next season of life brings for you and your family.

Now the next chapter begins for the property as well. A complete renovation is about to take place, and I can’t wait for everyone to see the transformation.

Stay tuned — this one is going to be wild.

Thank you for trusting Grubbs Property Group to help get this one to the closing table. 🏡

A lot of people think when you buy new construction, everything will be perfect… but that’s not always the case.

Today we had a blue tape walkthrough on a new construction home. This is where you walk through the house and mark anything that needs attention with blue tape — paint touch-ups, trim issues, drywall imperfections, cabinet adjustments, scratches, and more.

Even brand-new homes can have small things that need to be corrected before closing.

Another important tip: new construction home inspections are a must-have. A good inspector can catch things behind the scenes that you may never notice during a walkthrough.

Having the right people in your corner during the process makes a big difference.

If you’re thinking about buying new construction and want guidance through the process, I’d be happy to help.
