Average days on market rose to 64 from 62 and median days on market climbed to 45 from 44. Both metrics have been gradually rising through August and are now at their highest levels of the year. The increase is real but not alarming. It reflects the seasonal slowdown in buyer activity rather than a fundamental shift in market dynamics.
By price range: homes under $1 million held flat at a median of 41 days on market with 1,864 active listings. The $1 million to $2 million range rose one day to a median of 40 days on market with 1,897 active listings, while the listing count in that segment dropped from 1,929, a sign that some inventory is being absorbed. Homes above $2 million held at a median of 55 days on market with 1,336 active listings, also down from 1,361 last week.
