📊 Is Irvine still a seller’s market?

The short answer: yes, but buyers have more leverage than they did a year ago.

Home prices have softened, inventory has increased, and buyers are taking more time to make decisions. At the same time, homes are still selling relatively quickly, showing that demand remains strong.

Based on these May 2026 vs. May 2025 year-over-year statistics, I would characterize both Irvine and Orange County as slower than 2025 and moving toward a more balanced market, with Irvine showing more signs of softening than Orange County.

Irvine Market Analysis

Single-Family Homes

The Irvine single-family market appears noticeably weaker than last year:

• Median sales price: down 7.0% ($1.95M)
• Price per square foot: down 5.4%
• Active listings: up 17.2%
• Median DOM: up 5.3%
• Homes sold: up 6.2%

What’s interesting is that sales volume increased despite lower prices. That suggests buyers are still active, but they are becoming more price-sensitive and have more negotiating power.

Condos

The condo market shows similar trends:

• Median sales price: down 2.3%
• Price per square foot: down 5.8%
• Active listings: up 5.6%
• Homes sold: down 19.8%
• DOM: up 9.1%

This is a weaker picture than the single-family market. More inventory, fewer sales, longer market times, and lower pricing all point to softer demand.

Irvine Conclusion

I would call Irvine:

2025: Strong seller’s market
2026: Balanced market leaning toward buyers

It’s not a buyer’s market yet because homes are still selling relatively quickly (18–24 days), but buyers clearly have more leverage than they did a year ago.

Why Irvine Is Softer Than Orange County

Several factors likely contribute:

• Irvine experienced one of the strongest price run-ups in Southern California from 2020–2024.
• Some buyers are priced out.
• There is more resistance to aggressive pricing.
• Large amounts of new construction continue to come online.
• Great Park, Orchard Hills, and other new-home communities provide competition for resale homes.
• Affordability pressure remains a challenge.
• A $2 million Irvine home today requires significantly higher income than it did a few years ago.
• Buyers have more choices.
• Inventory is rising while urgency has declined.

Growing up around osmanthus bushes, I’ve always missed their sweet fragrance. I was so excited to finally find a lady on Facebook Marketplace who sells osmanthus plants! Her garden was absolutely charming. She had a collection of bonsai trees that she designed herself. So talented!

She also grows a variety of fruit trees, including guava, longan, figs, Pakistani mulberries, apples, and passion fruit. Seeing her beautiful garden was so inspiring. I hope that someday I’ll become a good at gardening too and create a garden that’s both beautiful and edible. 😊🌿🌸🍊🍎

Soft opening of Mixue! My kiddo had been looking forward to this day for weeks. We were really impressed by how fast the service was. Even with a crowd like that, we only waited about 5 minutes in line to@order and another 5 minutes to get our order.

What surprised us even more was the price. An ice cream and a boba milk tea cost only $5.18 total 🤩. That definitely made our wallets very happy! 😂💸🍧🧋
