Okay, this is driving me crazy.

I keep getting asked the same question everywhere I go: "Alex, should we be worried about real estate right now?"

So I did what any normal person does... I spent way too much time reading every article I could find 😂

The confusion is real, you guys.

👉🏽 Zillow says buyers have more negotiating power than they've had since 2020.
👉🏽 Realtor.com is reporting inventory at five-year highs, with 19% of homes getting price cuts.
👉🏽 Our local OC Register says inventory jumped 59% but sales dropped 14%.

No wonder everyone's confused!

Here's what I'm actually seeing down here in Orange County, it's not nearly as dramatic as the headlines make it sound.

Yes, there are more options than last year, but we're still way below what a "normal" market looks like. And in certain price ranges, things are still moving fast.

The reality is every market is different. What's happening nationally, or even in other parts of California, doesn't necessarily apply to what's going on in my backyard.

This is crazy to me—but true "first-time homes" in Newport Beach have virtually disappeared.

At least, not the kind of "starter home" we used to talk about.

Because right now? A single-family detached home in Newport Beach—the kind young families are actually looking for in desirable neighborhoods—typically starts at $2.7 to $3.5 million.

No view. No new construction. Just a house. And let's be honest—the person who buys it will probably tear it down.

(Yes, occasionally something pops up under $2M, but they're rarely in the neighborhoods families want or have the features they need.)

So if you know someone who's trying to buy their first home in Newport, here's what I'd say to them.

And it's the same thing I'd tell my girls if they wanted to live here too.

Let's make a plan that actually works.

Eastside Costa Mesa. Dana Point. San Juan Capistrano.

Walkable. Bright. Still your lifestyle—without the $3M+ zip code.

Because while everyone else is still renting in Newport, you're already building equity.

Friends, quick real estate reality check! 👇🏽

A while back, I talked with someone who wanted to sell their house and finally make that dream move out to Palm Springs (hello mid-century vibes and mountain views!).

Another agent promised them a super high price, which was amazing at first glance, but months (and several price cuts) later, that house is still unsold.

Listen, I get it. It's hard to put a price tag on the memories we've created in our homes the late-night laughs, kitchen dance parties (you know those are big in my house!), or that perfect paint color you agonized over.

But the reality is that pricing your home too high can hold you back from where you truly want to be next.

Whether your dream involves downsizing, finally moving closer to the beach, or starting fresh somewhere new, holding out for an unrealistic price means potentially missing out on life's next adventure.
